The New Town Kolkata Development Authority (NKDA) has issued legal notices to 13 homeowners for running commercial establishments such as guest houses, restaurants, private offices, kitchens, and pre-schools without proper approvals. Officials pointed out that several of these properties posed serious fire hazards and involved modifications to sanctioned building plans. This action follows earlier notices to other property owners and reflects NKD's effort to enforce zoning and building regulations. Navi Mumbai Municipal Corporation (NMMC) Commissioner Dr Kailas Shinde recently carried out an unannounced inspection of road repair and improvement works across Seawoods. The inspection was conducted alongside City Engineer Shirish Aradwad and Executive Engineer Madan Waghchaude. Following persistent rainfall since May, several roads had developed potholes and remained unrestored due to utility excavations. Bengaluru East City Corporation (BECC) is set to begin inspections of unauthorised paying guest accommodations (PGs) and hostels from 12?November. A report revealed that out of 1,452 PGs in the BECC area, many operate without trade licences or fail to meet fire and hygiene standards. Health officers will act as nodal supervisors for zone-wise inspection teams, checking compliance with residential zoning rules under the Greater Bengaluru Authority Act, 2024. The Noida Authority has suspended all non-essential construction works following the implementation of Stage III of the Graded Response Action Plan (GRAP) by the Commission for Air Quality Management (CAQM). The decision came as air quality in several sectors of Noida reached the "severe" category, with AQI levels above 400. BS-III petrol and BS-IV diesel vehicles are now banned, while ready-mix concrete plants, stone crushers, and demolition works remain closed until further notice. The Odisha Real Estate Appellate Tribunal has upheld a buyer's complaint against a promoter who failed to hand over a commercial unit near NH-16 in Cuttack, despite receiving the full payment of INR 3.19 crore. The developer later demanded an extra INR 16.8 lakh and tried to swap the allotted unit without consent. Calling this behaviour exploitative, the tribunal ordered the promoter to give possession of the original unit with all required clearances. It also directed payment of 9.7% annual interest on the amounts paid, excluding the pandemic period, and barred any further demand. The tribunal stressed that the right to shelter covers commercial spaces and reaffirmed strong consumer protection under RERA.Read more

The Karnataka Real Estate Regulatory Authority has ruled that the Bangalore Development Authority (BDA) must be treated as a promoter under RERA and must register the Nadaprabhu Kempegowda Layout within two weeks. The order follows complaints from allottees who paid in full years ago but are still waiting for plots that lack basic amenities such as roads, water, sewerage, drainage and electricity. Buyers also said the BDA collected excess advance payments and took full amounts before development, violating RERA norms. Although the BDA argued it is a statutory planning body, the regulator held that any public authority selling developed plots is a promoter under the law.Read more

The Uttar Pradesh Real Estate Regulatory Authority (UP RERA) has approved six new real estate projects across five districts of the state, involving a total proposed investment of around INR 863.94 crore. The projects, located in Bareilly, Kanpur Nagar, Noida, Lucknow, and Varanasi, will collectively add nearly 1,470 residential and commercial units. Most of these are residential developments, while the projects in Lucknow and Noida are commercial. The Supreme Court of India has directed the formation of a one-member independent committee to examine a long-pending housing project in Greater Noida, near Delhi. The project, allotted in 2004 to Golf Course Sahkari Awas Samiti (earlier JP Greens Employees Sahkari Awas Samiti) by the Greater Noida Industrial Development Authority (GNIDA), has left hundreds of allottees waiting nearly two decades. A former judge of the Allahabad High Court has been appointed to head the committee, which must report within four months. The panel is tasked with identifying genuine allottees, restoring the lease where possible, and charting a time-bound completion strategy.Read more
