The Haryana government has approved a direct land purchase policy to accelerate the Millennium City Centre Cyber City Metro corridor in Gurugram. The move allows Gurugram Metro Rail Limited to buy private land through mutual agreement instead of relying only on compulsory acquisition. Landowners will be offered compensation as per the RFCTLARR Act, 2013, along with a 25 per cent incentive and rehabilitation benefits. Stamp duty will be waived and payments will be made directly to landowners, while compulsory acquisition remains an option if talks fail.Read more

The Bangalore Development Authority has recovered encroached land valued at more than INR 700 crore through multiple demolition drives conducted across Bengaluru over the past several months. The operations covered over 25 acres of government land reserved for layouts, roads, and public infrastructure. Major recoveries were reported in JP Nagar 9th Phase and other planned layouts. The Gurugram Metropolitan Development Authority (GMDA) recently conducted a two-day anti-encroachment drive along Old Railway Road to support the redevelopment of Gurgaon Railway Station. Illegal shops, extended sheds, and street vendors had narrowed the approach road, causing congestion and obstructing renovation work. Around 100 shops were partially or fully cleared, and vendors near the Sabzi Mandi were instructed to operate within designated areas. The Ministry of Road Transport and Highways has updated the Central Motor Vehicles Rules to ensure all pending National Highway user fees are cleared before key vehicle services are granted. Under the amended rules, a No Objection Certificate (NOC) for transferring vehicle ownership or relocating a vehicle to another state will be issued only after all unpaid toll and highway user fees are settled. The rules also prevent renewal or issuance of fitness certificates and national permits if dues exist. Form 28 has been revised to disclose any pending fees, supporting compliance and digitalisation.Read more

The Bombay High Court has instructed civic authorities across Maharashtra not to issue Occupancy Certificates (OCs) for buildings that lack functioning Sewage Treatment Plants (STPs) or proper sewage management systems. The ruling addresses untreated sewage flowing into the Ulhas River from several unauthorized and non-compliant structures in Thane district. The court also directed authorities to identify non-compliant buildings, take action against developers, and ensure accountability among officials who issue OCs in violation of regulations. The Haryana Real Estate Regulatory Authority (RERA), Gurugram-bench, has issued an advisory urging homebuyers and property investors to conduct transactions only through agents who are registered with the regulator, emphasising the legal and financial risks of engaging unregistered intermediaries. According to the advisory, unregistered agents may make misleading assurances that can lead to disputes and complications later in the transaction process, thereby exposing buyers to potential loss and legal issues. The authority clarified that under the Real Estate (Regulation and Development) Act, 2016, no individual may facilitate the sale or purchase of property in a RERA-registered real estate project without proper registration. It further highlighted that the definition of a real estate agent under the Act encompasses brokers, dealers and other intermediaries who negotiate or introduce buyers and sellers for remuneration. A First Information Report (FIR) has been registered after a Bandra court directed the police to act on a complaint by local resident Robinson Nelson Gonsalves regarding land near Mount Mary Basilica in Bandra (West), Mumbai.
