HiLITE Group plans INR 25,000 crore investment across Kerala over five years

HiLITE Group has announced plans to invest INR 25,000 crore over the next five years to develop 50 million sq ft of real estate across Kerala, covering retail, information technology, healthcare, education, residential and commercial projects. The expansion will focus on Tier 2 and Tier 3 cities through new HiLITE Centre and HiLITE Countryside developments while also advancing major mixed-use, business park and educational projects. The developer's pipeline includes India's largest World Trade Centre project in Kozhikode, new retail destinations, IT infrastructure, educational institutions and wellness facilities, as it seeks to expand organised retail and commercial infrastructure across emerging markets in the state.

HiLITE Group has unveiled plans to invest INR 25,000 crore over the next five years to develop approximately 50 million sq ft of real estate across Kerala, expanding its presence beyond the state's major urban centres. The investment will span retail, information technology, healthcare, education, residential and commercial developments, with a strategic focus on Tier 2 and Tier 3 cities. 
The company said its expansion strategy centres on establishing a network of HiLITE Centre and HiLITE Countryside developments aimed at bringing organised retail, entertainment, dining and lifestyle offerings to emerging markets across Kerala. While HiLITE Countryside projects are designed for smaller towns and Tier 3 locations, HiLITE Centre developments will target growing Tier 2 urban centres. According to the developer, both formats will maintain uniform infrastructure and safety standards while incorporating tenant mixes that reflect local consumer preferences and support regional businesses alongside national brands. 
As part of the rollout, the developer inaugurated the nearly 3 lakh sq ft HiLITE Countryside Chemmad project in Malappuram district on June 19. The company also confirmed that additional retail projects are under development, including HiLITE Centres at Kunnamkulam, Mannarkkad and Nilambur, along with another HiLITE Countryside project at Thamarassery. 
HiLITE Group is also progressing with World Trade Centre (WTC) Kozhikode, described by the company as India's largest World Trade Centre development. The project forms part of the 12.5 million sq ft HiLITE City township on the Kozhikode Bypass (NH 66) and is being developed with an investment of USD 680 million. The first building within the development, the 2.14 lakh sq ft WTC Learning Park, is nearing completion and has been constructed using a steel structural framework. 
In Kochi, the company is preparing to launch HiLITE Boulevard on Willingdon Island, which is being developed as a waterfront retail and leisure destination centred on food, entertainment, recreation and experiential attractions. 
Alongside its real estate expansion, the group plans to scale its hospitality and entertainment businesses. Palaxi Cinemas is expected to expand across future HiLITE Centre and Countryside projects, with a long-term target of approximately 250 screens. The group's café brand, Hug a Mug, which recently opened its 13th outlet at Chemmad, aims to operate 100 outlets across Kerala within the next five years. 
The company is also strengthening its commercial office portfolio through YOO Hub Trivandrum at Technopark Phase III, which it describes as India's first branded IT park. Developed with an investment of INR 300 crore, the project is being undertaken in partnership with global design brand YOO and International Workplace Group (IWG). In Kozhikode's Cyberpark, the developer is constructing Cyber Hub and Cyber Tower, which will provide office space for technology companies, start-ups and other businesses. 
HiLITE Group is also expanding The White School International, described as Kerala's first IB Continuum school, through partnership-led projects across multiple cities. In the healthcare segment, it is developing Mandara Women's Wellness by Elanine, a facility focused exclusively on women's health and wellness. 
Commenting on the expansion, Chief Executive Officer Ajil Muhammed said every project planned for Tier 2 and Tier 3 cities would adhere to consistent quality and safety standards while supporting local economies, creating employment opportunities and expanding consumer choice. He added that the overall development pipeline is intended to establish an integrated network of retail, leisure and educational destinations across Kerala.
