The Uttar Pradesh government has taken possession of around 100 hectares of land in Niwari, located in the Modinagar area of Ghaziabad district, for the development of a new industrial hub. The land acquisition has been carried out under the Uttar Pradesh State Industrial Development Authority (UPSIDA), which is responsible for planning and developing industrial infrastructure across the state.
The acquired land is expected to be developed into a structured industrial zone with planned infrastructure support. The focus of the project is to create space for manufacturing units, logistics operations, and allied industrial activities in a regulated and organised manner. Officials associated with the development have indicated that the acquisition is aligned with the state’s ongoing efforts to strengthen its industrial land bank and improve investor-ready infrastructure.
This initiative forms part of Uttar Pradesh’s wider industrial expansion strategy, where several districts are being identified for industrial clusters to support economic growth and employment generation. Ghaziabad, being a key industrial and logistics hub within the Delhi-NCR region, continues to attract infrastructure-led development due to its connectivity advantages and established industrial base.
UPSIDA has been actively working on developing industrial corridors and expanding land availability for businesses across the state. In line with this approach, the newly acquired land in Modinagar is expected to be developed in phases, including internal road networks, utility infrastructure, and designated plots for industrial allocation.
The location is also seen as strategically important due to its proximity to Delhi-NCR markets and transport corridors, which is expected to enhance industrial feasibility and attract medium to large-scale enterprises once development progresses.
