The Bengaluru Development Authority (BDA) is scheduled to begin allotting sites in the Dr K Shivaram Karanth Layout from August 31, with around 18,000 sites expected to be earmarked for about 3,200 farmers and landowners who surrendered land for the project. Spread across nearly 3,069 acres covering 17 villages in north Bengaluru, the layout has faced legal disputes for more than a decade. The latest move follows a recent High Court clearance allowing the allotment process to proceed. BDA is also expected to open applications for members of the public on the same day, subject to final approval. Residential sites have reportedly been priced at INR 6,000 per sq ft, while the layout has 34,992 sites of various dimensions earmarked for land-givers.
The Bengaluru Development Authority (BDA) is set to begin site allotment in the Dr K Shivaram Karanth Layout from August 31, with around 18,000 sites expected to be distributed among approximately 3,200 farmers and landowners who gave up their land for the project. The allotment follows the resolution of prolonged legal hurdles surrounding the large residential layout in north Bengaluru.
The proposed allotment will cover land-givers associated with the project, with BDA officials indicating that around 600 to 1,000 beneficiaries could receive sites symbolically from the Chief Minister. The remaining beneficiaries are expected to receive their allotment through designated counters. The authority has earmarked 34,992 sites of different dimensions for land-givers.
The Karanth Layout is spread across nearly 3,069 acres and covers 17 villages in north Bengaluru, including Avalahalli, Ramagondanahalli and Charakabandekaval. Development of the layout had remained entangled in legal disputes for more than a decade. A three-member committee constituted by the Supreme Court has overseen the development process.
The latest development follows a recent clearance from the Karnataka High Court, allowing the BDA to move ahead with site allotment. The authority is also expected to launch the process for inviting applications from members of the public on August 31, although the public application process remains subject to final approval from the Chief Minister.
The pricing of residential sites has also been revised. Residential sites in the layout have reportedly been fixed at INR 6,000 per sq ft, compared with the earlier proposed rate of INR 5,000 per sq ft. At the revised rate, a standard 30 ft by 40 ft site would cost approximately INR 72 lakh.
The allotment to landowners is significant in the context of the project's long-running land acquisition and legal history. The sites are being provided as compensation to those who parted with their land for the development of the layout, while the wider allotment process is expected to eventually open the project to eligible members of the public.
BDA Chairman NA Harris said the first phase would involve issuing rights to land-givers, alongside the proposed launch of the public application process, subject to the Chief Minister’s approval.
The commencement of allotments marks a key stage in the development of one of BDA’s major residential layouts in north Bengaluru. With the project covering more than 3,000 acres across multiple villages, its progress is also relevant to the expansion of the city’s residential footprint in the northern corridor.
