Indian Hotels Company (IHCL) has launched Taj Mount Kusur Resort and Villas in Lonavala, Maharashtra, in partnership with real estate brand Amavi. The luxury development spans 34 acres and includes 32 branded villas along with a 100-key Taj resort. The villas will be sold as part of the resort development and integrated into its inventory through a lease-back programme. Indian Hotels Company (IHCL) has announced the launch of Taj Mount Kusur Resort and Villas in Lonavala, Maharashtra, in partnership with real estate brand Amavi.
The project is spread across a 34-acre estate and comprises 32 branded villas and a 100-key Taj resort, making it an integrated luxury development. The branded villas will be available for sale and will remain integrated with the resort inventory through a lease-back programme.
IHCL Managing Director and Chief Executive Officer Puneet Chhatwal said the project marks the company’s entry into the branded villa segment. He added that the move expands IHCL’s portfolio into a new category of luxury real estate while bringing the Taj brand’s service standards and legacy to the segment.
The launch comes as branded residences and villas become an increasingly visible part of the premium hospitality and real estate market, with hotel operators partnering with developers to combine residential ownership with managed resort facilities.
For IHCL, the Lonavala project adds a new residential format to its existing hospitality portfolio and gives the company an entry point into the branded villa segment through a resort-led development model.
Taj Mount Kusur Resort and Villas brings together hospitality and residential ownership within the same development, with the lease-back structure linking the villas to the resort’s operations. The project also gives IHCL an opportunity to test the branded villa segment while using an established hospitality model. Its performance could offer an indication of how strong demand is for resort-linked branded homes in leisure destinations such as Lonavala, particularly among buyers looking for a combination of ownership and professionally managed hospitality services.
