Infineon leases 6.3 lakh sq ft Bengaluru office space in INR 750 crore deal

German semiconductor major Infineon Technologies has leased 6,31,923 sq ft of office space at Bagmane Solarium City in Whitefield, Bengaluru, under a 10-year agreement with an estimated rental outgo of more than INR 750 crore. The transaction, documented through property data platform Propstack, covers ground to the ninth floor of the building and carries an initial monthly rent of INR 5.56 crore, or INR 88 per sq ft. The lease is scheduled to begin on December 1, 2026, with an eight-month rent-free period and a 15% escalation every three years. The transaction comes shortly after Infineon announced the acquisition of Bengaluru-based power semiconductor start-up C2i Semiconductors, as the company expands its engineering and research operations in India.

The lease is scheduled to commence on December 1, 2026, according to documents accessed by property data platform Propstack.
Infineon Technologies India has leased the space from Akruthi Infra-Build Developers Private Limited, which is part of the Bagmane Group and a member of the sponsor group of Bagmane Prime Office REIT. The company will occupy space from the ground floor through to the ninth floor of the building. The property is also occupied by companies including Schneider Electric, Merck and Cognizant.
The agreement has been signed at an initial monthly rental of INR 88 per sq ft, resulting in a monthly rent of approximately INR 5.56 crore. The lease provides for a 15% escalation in rent every three years. Infineon has also paid a security deposit equivalent to six months’ rent, amounting to INR 33.36 crore. The agreement includes an eight-month rent-free period.
The transaction comes shortly after Infineon announced its agreement to acquire Bengaluru-based C2i Semiconductors, a fabless power semiconductor start-up. The acquisition is aimed at strengthening Infineon’s capabilities in power solutions for artificial intelligence data centres and expanding its engineering and semiconductor research and development operations in India. The company has also said the transaction will support the establishment of a centre of excellence for digital power technologies in the country.
Infineon has previously indicated that it plans to consolidate two existing Bengaluru sites into a new unified office. The new campus is expected to accommodate 4,500 employees by 2030 and include high-tech laboratories. The company currently has around 2,800 employees in India, with the country serving as an important base for its global research and development operations and Bengaluru functioning as a key engineering and technology location.
The lease adds to a series of large corporate office transactions recorded in Bengaluru. Recent deals include NVIDIA’s lease of 7.6 lakh sq ft at Bagmane Capital’s Memphis South Tower in a transaction valued at INR 1,230 crore over 10 years, while Intuit India Product Development Centre has leased nearly 6.31 lakh sq ft for 10 years at a monthly rent of INR 6.13 crore. Disney India has also taken 1.75 lakh sq ft in Bellandur under a five-year agreement involving INR 128 crore in total rent.
Bengaluru remained India’s largest office market in the first half of 2026, with 9.37 million sq ft of leasing, according to data cited by Business Standard. The city’s leasing volume was down 20.5% from 11.79 million sq ft in H1 2025, although GCCs remained a major source of office demand nationally. JLL data cited in the report showed GCCs accounted for 15.8 million sq ft, or 41.6% of office leasing across major Indian markets during H1 2026.
Knight Frank India data cited by Hindustan Times put Bengaluru’s occupied office stock at 222.4 million sq ft as of June 30, 2026, an 8% year-on-year increase. The city’s continued concentration of technology, engineering and research operations remains a significant component of its large-format office leasing activity.
