Large transport projects are changing the development profile of several Indian suburban and peripheral markets by improving connectivity to established employment centres, airports, ports and city cores. Projects such as the Thane-Borivali Twin Tunnel and Goregaon-Mulund Link Road in Mumbai, Bengaluru’s suburban rail network, Hyderabad’s Regional Ring Road and the Chennai Peripheral Ring Road are extending the reach of urban infrastructure. In Pune and Delhi-NCR, ring roads, metro extensions and interchange projects are supporting development beyond established centres. The resulting opportunities span residential townships, plotted developments, logistics, warehousing and industrial housing.
Infrastructure investment is increasingly determining the direction of real estate growth in India’s suburbs, with new highways, ring roads, tunnels and suburban rail networks improving access to employment centres and creating development opportunities beyond established urban locations. Eight projects across Mumbai, Bengaluru, Hyderabad, Pune, Chennai and Delhi-NCR illustrate how transport connectivity is influencing emerging residential, commercial and industrial markets.
1. Thane-Borivali Twin Tunnel Project
The 11.8-km Thane-Borivali Twin Tunnel Project, including 10.25 km of twin tunnels beneath the Sanjay Gandhi National Park, is designed to provide a direct connection between Mumbai’s eastern and western suburbs. The project is expected to reduce travel time between Thane and Borivali from about 90 minutes in congested conditions to around 15 minutes. Borivali East, Ghodbunder Road, Kasarvadavali and Magathane are among the locations expected to benefit from improved east-west connectivity. The shorter travel corridor could also widen residential choices for professionals working across the Mumbai Metropolitan Region.
2. Bengaluru Suburban Rail Project
The 148-km Bengaluru Suburban Rail Project (BSRP) comprises four proposed commuter rail corridors designed to complement the Namma Metro network and reduce pressure on major arterial roads. The network will connect peripheral locations such as Devanahalli, Yelahanka, Soladevanahalli, Heelalige and Kengeri with established urban centres, employment locations and Kempegowda International Airport. Improved mass-transit connectivity is supporting interest in residential and township development along the proposed corridors.
3. Hyderabad Regional Ring Road
The proposed 340-km Hyderabad Regional Ring Road (RRR) is planned as a four- to six-lane access-controlled road around the city, approximately 30–50 km beyond the existing Outer Ring Road. The corridor will connect locations including Sangareddy, Gajwel, Bhongir, Choutuppal and Ibrahimpatnam. By improving regional connectivity around Hyderabad, the project is expected to support the development of peripheral areas for plotted housing, logistics facilities and industrial clusters. The RRR could also strengthen links between existing economic centres and emerging satellite locations.
4. Goregaon-Mulund Link Road
The 12.2-km Goregaon-Mulund Link Road (GMLR) is designed to provide a direct east-west connection between Mumbai’s eastern and western suburbs. The project includes twin tunnels and is intended to bypass congestion around Aarey and the Sanjay Gandhi National Park. Mulund, Bhandup, Goregaon East and Malad East are among the locations expected to benefit. Improved access to employment centres in Goregaon and the western suburbs is supporting greater residential interest in the eastern suburbs.
5.Panvel-Karjat Suburban Railway Expansion
The 28-km Panvel-Karjat suburban railway expansion will provide a double-line connection between the two locations and includes a 2.1-km tunnel through the Western Ghats. The rail link is expected to improve connectivity between Karjat, Chowk, Mohope and Panvel’s peripheral areas and the wider Mumbai Metropolitan Region. Karjat, traditionally associated with second homes and weekend properties, could gain greater relevance as a commuter-linked residential market if the improved rail connectivity enables more regular travel to Navi Mumbai and Mumbai.
6.Pune Ring Road and Metro Phase 2 Extensions
Pune’s proposed 173-km Ring Road, alongside Metro Phase 2 extensions towards key employment corridors, is intended to improve movement around the city and reduce freight traffic on existing urban roads. Areas including Wagholi, Charholi, Punawale, Pirangut and Uruli Kanchan are among the peripheral markets being influenced by these infrastructure plans. Improved road and public transport connectivity is supporting the development of residential projects and townships beyond Pune’s established urban areas.
7.Chennai Peripheral Ring Road
The 133-km Chennai Peripheral Ring Road (CPRR) is planned as a six-lane corridor connecting Ennore in the north with Mamallapuram in the south. The road is intended to improve links between Chennai’s ports and industrial centres, including Sriperumbudur and Oragadam. Better freight connectivity is supporting the development of logistics and warehousing facilities, while areas such as Sriperumbudur and Singaperumal Koil are also attracting industrial workforce housing and plotted developments.
8.Delhi-Gurugram Suburban Cloverleaf and SPR Extensions
Infrastructure improvements involving the Southern Peripheral Road (SPR), Dwarka Expressway and associated interchange infrastructure are strengthening connectivity across southern Gurugram. Multilevel interchanges and corridor extensions are intended to improve links between the SPR, Dwarka Expressway, the Central Peripheral Road and the Delhi-Mumbai Expressway. New Gurugram sectors and the Sohna corridor have consequently become important residential development areas, with improved road access supporting high-rise and township projects.
The real estate impact of these projects varies according to the infrastructure involved. Road and tunnel projects are improving connections between established residential and employment centres, while suburban rail and metro systems are extending the practical commuting radius. Ring roads are also opening peripheral areas to logistics and industrial activity by improving regional freight movement.
For the real estate sector, the common factor is improved connectivity between previously peripheral locations and established economic centres. As these projects progress, their influence could extend across affordable and mid-segment housing, premium residential developments, plotted projects, townships, warehousing and industrial facilities. The extent of this development, however, will depend on project execution, supporting infrastructure and the pace at which employment and social infrastructure follow improved connectivity.
