Raidurg land parcel fetches record INR 264 crore per acre in Hyderabad auction

Synopsis

A 5.25-acre land parcel in Hyderabad’s Raidurg area has fetched a record INR 264 crore per acre in an e-auction conducted by the Telangana Industrial Infrastructure Corporation (TGIIC). The Plot P1 parcel in Survey No. 83/1, located in the Knowledge City layout at Raidurg Panmaktha, generated around INR 1,386 crore. The winning bid was 50.9% above the reserve price of INR 175 crore per acre and surpassed the previous record of INR 237 crore per acre achieved in the same corridor earlier this year.

A 5.25-acre multi-use land parcel in Hyderabad’s Raidurg has been sold for a record INR 264 crore per acre through a TGIIC e-auction. The transaction generated around INR 1,386 crore for the state-run infrastructure corporation and set a new benchmark for land prices in the city. 
The parcel, identified as Plot P1 in Survey No. 83/1 at Raidurg Panmaktha, measured 25,414.32 square yards. TGIIC had fixed the reserve price at INR 175 crore per acre, while the final bid represented a 50.9% premium over the reserve price. 
The latest transaction has also pushed the benchmark well above the previous record of INR 237 crore per acre, which was achieved for a 6.29-acre parcel in the same layout earlier this year. The new bid is INR 27 crore per acre higher than that transaction. 
The auction was conducted online through MSTC Ltd, a Government of India enterprise. TGIIC had required bidders to submit an Earnest Money Deposit of INR 10 crore for each plot, while the minimum bid increment was fixed at INR 1 crore per acre or multiples of that amount. 
The latest sale follows a series of high-value land transactions in the Raidurg corridor. A 6.29-acre parcel fetched INR 237 crore per acre in May, while another 5.09-acre parcel was sold for INR 204 crore per acre in June. The two transactions together generated around INR 2,529 crore for TGIIC. Land prices in the area had reached INR 177 crore per acre in 2025, highlighting the sharp rise in auction values over the past year. 
Raidurg is part of Hyderabad’s western IT corridor and the Knowledge City area has attracted commercial and mixed-use developments because of its proximity to the city’s major office districts. The latest auction further indicates the premium investors are willing to pay for large development parcels in established commercial locations. 
Another 5.38-acre parcel, identified as Plot P2 in the same Survey No. 83/1, is scheduled to be auctioned on August 28. The parcel measures 26,023.78 square yards, and officials expect bidding for the plot to remain strong, with the possibility of the price crossing the latest INR 264 crore per acre benchmark. 
The continued rise in auction prices is also providing the Telangana government with substantial non-tax revenue from its land holdings. With another large parcel coming up for auction shortly, the next transaction will indicate whether the latest record reflects a one-off premium or whether land values in this part of Hyderabad are moving towards another higher benchmark.
