The Bihar government has notified the Draft Development Plan 2047 for the proposed Patliputra Greenfield Satellite Township, marking a key milestone in the project's planning process. Alongside the notification, restrictions on the sale and transfer of land within the notified special area have been lifted, while inviting objections and suggestions from stakeholders on the draft plan. The move is expected to facilitate planned urban development, improve regulatory clarity and accelerate investment in one of the state's flagship greenfield township initiatives.
The Bihar government has formally notified the Draft Development Plan 2047 for the proposed Patliputra Greenfield Satellite Township, advancing the planning process for one of the state's largest urban expansion initiatives. Issued by the Patna Metropolitan Area Authority (PMAA), the notification also lifts the temporary restrictions on the sale and transfer of land within the notified special area, allowing property transactions to resume while the draft plan is placed in the public domain for consultation.
The notification invites landowners, residents, developers and other stakeholders to examine the draft development plan and submit objections or suggestions within the prescribed period. The consultation process forms an integral part of the statutory planning framework, enabling the authority to incorporate public feedback before the plan is finalised. The PMAA has made the draft plan and supporting documents available for public inspection through designated offices and official channels.
With the notification now in force, restrictions that had previously been imposed on land sale and transfer within the proposed township area have been withdrawn. The move is expected to improve certainty for landowners and investors while supporting orderly land transactions under the proposed planning framework. Authorities have indicated that the decision aims to facilitate planned development without compromising the objectives of the township project or the statutory planning process.
The Patliputra Greenfield Satellite Township has been envisioned as a long-term urban development project intended to accommodate future population growth around Patna through planned residential, commercial, institutional and infrastructure development. The Draft Development Plan 2047 outlines the proposed land-use framework that will guide future construction activity, infrastructure provision, transportation networks, public amenities and environmental planning across the notified special area.
