For Maharashtra's affluent homebuyers, location has become one of the defining factors influencing residential purchase decisions. While luxury housing has traditionally been associated with larger homes and premium amenities, buyers are increasingly placing greater importance on established addresses that combine connectivity, social infrastructure and long-term investment potential. 
According to the author, this shift reflects broader changes in India's wealth landscape, where entrepreneurs, business leaders and high-net-worth individuals are increasingly viewing residential real estate as part of a diversified asset portfolio. In an environment marked by periodic volatility across financial markets, prime residential property continues to attract interest for its ability to provide both lifestyle value and long-term capital preservation. 
Market reports published by JLL India and CBRE indicate that demand for premium housing has remained resilient, supported by rising household incomes, entrepreneurial wealth creation, international mobility and confidence in India's long-term economic outlook. Established luxury neighbourhoods also benefit from limited land availability, which has helped sustain demand and support pricing across market cycles. 
Within Maharashtra, premium residential markets continue to record strong activity. Property registration data released by the Inspector General of Registration (IGR), Maharashtra, has consistently reflected healthy transaction volumes in Mumbai, while increasing average ticket sizes indicate continued participation from affluent buyers. Studies by Knight Frank India, ANAROCK and PropEquity have also reported rising launches, healthy absorption levels and steady price appreciation across several premium residential micro-markets. 
The author identifies neighbourhoods including Bandra-Kurla Complex (BKC), Bandra, Worli, Lower Parel, Powai and Khar in Mumbai, along with Koregaon Park, Kalyani Nagar, Baner, Balewadi High Street and Senapati Bapat Road in Pune, as locations where demand for premium housing continues to remain strong relative to available supply. 
Large public infrastructure projects are also contributing to changing residential preferences. Developments such as the Mumbai Coastal Road, the Mumbai Metro expansion, the Mumbai Trans Harbour Link (Atal Setu), Pune Metro, the Samruddhi Mahamarg and the Navi Mumbai International Airport are improving regional connectivity and reducing travel times. The author notes that international research, including studies by McKinsey & Company, has highlighted the relationship between transport infrastructure and property values, with improved accessibility often supporting commercial activity, employment growth and sustained residential demand. 
Beyond investment considerations, the article argues that established residential addresses also carry social and cultural significance. Comparable with internationally recognised locations such as Mayfair in London, Manhattan's Upper East Side and Marina Bay in Singapore, some of Maharashtra's premium residential neighbourhoods have developed identities that extend beyond their physical location.
