The Legend, a luxury residential redevelopment of the late actor Dilip Kumar's 71-year-old bungalow in Pali Hill, Bandra, has crossed INR 500 crore in sales within 15 months of launch, according to property consultants. The project, undertaken by Ashar Group, will feature 19 high-end apartments alongside a dedicated 2,000-square-foot museum on the ground floor honouring the actor's legacy, with a separate entrance for visitors. Among the sales recorded, a sea-view triplex was purchased by Apco Infratech for INR 155 crore in July 2024. The development agreement between Ashar Group and Dilip Kumar and his wife Saira Banu was signed in March 2016.
The Legend, a luxury residential project redeveloping the late Bollywood actor Dilip Kumar's 71-year-old bungalow in Pali Hill, Bandra, has crossed INR 500 crore in sales within 15 months of its launch, a figure property consultants have described as a new benchmark for Mumbai's real estate market.
The project has been undertaken by Ashar Group, which entered into a development agreement with Dilip Kumar and his wife, actor Saira Banu, in March 2016. The luxury development, located in one of Mumbai's most sought-after residential neighbourhoods, will comprise 19 high-end apartments, including 4- and 5-BHK units with duplex configurations.
Alongside the residential units, the project will house a dedicated 2,000-square-foot museum on the ground floor, intended to preserve and showcase the late actor's legacy. The museum has been designed with a separate entrance for visitors, allowing public access without affecting the privacy of the residential sections of the building.
Among the transactions recorded so far, a sea-view triplex apartment in the project was purchased by Apco Infratech for INR 155 crore in July 2024. Three additional units were sold at an average rate of INR 1.50 lakh per square foot to high-net-worth individuals, including chartered accountants and businessmen, with registrations for these units expected to be completed by early 2025.
Ajay Ashar, Chairman and Managing Director of Ashar Group, said the project reflected sophistication and continuing demand for luxury real estate in Mumbai. The development marks the group's second venture in the Pali Hill micro-market, following an earlier project, Navroze by Ashar, where a 5,000-square-foot apartment was reportedly sold at a rate of INR 35 lakh per square foot.
The overall project spans approximately 1.75 lakh square feet and is designed in the Art Deco architectural style, with residences ranging between 3,200 and 7,000 square feet. Individual units have been priced in a range spanning several crores, with total revenue from the redevelopment estimated at several hundred crore rupees. According to earlier filings on the Maharashtra Real Estate Regulatory Authority website, the project's completion has been indicated for 2027.
Pali Hill has long been associated with Bollywood personalities and continues to command premium valuations in Mumbai's luxury residential market. The bungalow, which Dilip Kumar owned for several decades and which served as the setting for some of his best-known films, had previously been the subject of a prolonged legal dispute over its ownership before the redevelopment agreement with Ashar Group was finalised.
The report did not specify the current occupancy or sale status of the remaining unsold units in the project, nor did it provide a confirmed date for the museum's public opening.
