Here are 10 Indian cities where residential property prices have surged the most over the past five years and the factors behind their remarkable growth.

The Indian housing market today looks very different from what it did five years ago. Low interest rates during the pandemic, rapid economic recovery, growing demand for larger homes and unprecedented infrastructure spending have fuelled one of the strongest residential cycles in recent history. According to multiple reports by Anarock, Knight Frank, CBRE and JLL, almost every major city has witnessed price appreciation, although the reasons differ from one market to another. Some cities benefited from booming IT employment, while others gained momentum through expressways, metro projects and large-scale urban redevelopment. Together, these markets reflect how infrastructure, employment and buyer confidence continue to shape India's real estate landscape. 

1. Bengaluru 

Bengaluru has emerged as one of India's strongest-performing housing markets over the past five years. Demand from the technology sector, startup ecosystem and Global Capability Centres (GCCs) has consistently pushed residential prices upward across Whitefield, Sarjapur Road, North Bengaluru and Electronic City. According to recent Anarock market analysis, Bengaluru recorded one of the highest city-level price appreciation among India's major metropolitan markets between 2019 and 2024. 
Metro expansion, the Peripheral Ring Road proposal and large commercial developments have further strengthened buyer confidence. Premium housing launches have increased significantly while demand continues to outpace supply in several micro-markets. Developers have also shifted towards larger apartments and luxury projects, reflecting changing buyer preferences. 

2. Hyderabad 

Few cities have transformed as rapidly as Hyderabad. Once considered relatively affordable among India's metro cities, it has experienced sustained residential price growth driven by HITEC City, the Financial District, Kokapet and western growth corridors. Anarock data shows Hyderabad recorded the highest city-level price appreciation—around 64%—among India's top seven housing markets between 2019 and H1 2024. 
Infrastructure projects including the Outer Ring Road, Metro Rail expansion and new commercial districts have strengthened long-term demand. International companies continue expanding their presence, while integrated townships and luxury developments have become increasingly common across western Hyderabad. 

3. Delhi-NCR 

Delhi-NCR has experienced one of its strongest housing recoveries in years, led by Gurugram, Noida and Greater Noida. Major infrastructure projects such as the Dwarka Expressway, Noida International Airport and expanding metro connectivity have significantly improved investor sentiment across the region. 
Recent Anarock studies show Greater Noida recorded nearly 98% residential price appreciation over five years, while Noida witnessed around 92% growth, making NCR one of India's strongest-performing housing regions. Premium developments in Gurugram have also attracted both end-users and institutional investors. 

4. Pune 

Pune's real estate market has benefited from steady employment growth across Hinjewadi, Kharadi, Baner and Wakad. Strong demand from IT professionals and manufacturing industries has helped maintain consistent housing absorption despite rising prices. 
Knight Frank and JLL market reports continue to identify Pune as one of India's healthiest residential markets due to balanced supply, infrastructure expansion and sustained end-user demand. Metro construction, improved connectivity and integrated township developments have further strengthened long-term residential growth. 

5. Mumbai Metropolitan Region (MMR) 

Despite already being India's most expensive housing market, the Mumbai Metropolitan Region has continued recording healthy price appreciation. Redevelopment projects, coastal infrastructure, Metro corridors and growing demand across Thane, Navi Mumbai and Panvel have broadened the market beyond South Mumbai. 
Anarock notes that MMR has remained one of India's largest residential markets in terms of both supply and absorption. Areas connected by the Mumbai Trans Harbour Link, Metro projects and suburban rail improvements have witnessed particularly strong buyer interest over the last five years. 

6. Chennai 

Chennai's housing market has grown steadily rather than dramatically, supported by automobile manufacturing, IT services and industrial investment. Corridors such as OMR, Porur and Pallikaranai have seen consistent residential development alongside expanding commercial activity. 
According to Anarock's residential market reports, Chennai continues to witness stable price appreciation backed by genuine end-user demand rather than speculative investment. Infrastructure upgrades, including Metro Rail expansion, have also improved accessibility across several suburban locations. 

7. Ahmedabad 

Ahmedabad has emerged as one of western India's fastest-growing housing markets. Expansion along SG Highway, GIFT City connectivity and increasing industrial investment have boosted residential demand across the city. 
Market consultants including CBRE and JLL have highlighted Ahmedabad's improving affordability, expanding infrastructure and rising investor confidence. Premium developments, integrated townships and commercial growth have together contributed to sustained appreciation across multiple residential corridors. 

8. Kolkata 

Kolkata has traditionally experienced slower price growth than other metros, but recent years have seen renewed momentum, particularly in New Town, Rajarhat and EM Bypass. Planned infrastructure and expanding commercial activity have strengthened housing demand. 
Although Anarock reports Kolkata recorded the lowest appreciation among the top seven cities during 2019–2024, residential prices have still increased steadily alongside improvements in connectivity and planned urban development. The city continues attracting buyers looking for comparatively affordable metropolitan housing. 

9. Gurugram 

While technically part of NCR, Gurugram deserves separate attention because of its exceptional premium housing performance. Luxury developments along Golf Course Road, Golf Course Extension Road and Dwarka Expressway have attracted high-net-worth buyers, NRIs and institutional investors. 
Recent market studies indicate Gurugram has witnessed some of the strongest luxury housing appreciation in India, supported by corporate expansion, infrastructure upgrades and limited premium land supply. Several new launches continue to achieve record pricing within weeks of opening bookings. 

10. Noida 

Noida has transformed from an affordable alternative to Delhi into one of India's most active residential investment markets. Expressways, Metro connectivity and the upcoming Jewar International Airport have dramatically improved its long-term growth prospects. 
Anarock's five-year market analysis places Noida among India's strongest appreciating residential markets, while Greater Noida recorded almost double the average prices seen in early 2020. Improved infrastructure, large integrated townships and expanding employment hubs continue attracting both investors and end-users. 
India's housing boom has not been driven by a single factor but by a combination of infrastructure investment, employment growth and improving buyer confidence. While every city has followed its own growth story, those with strong economic fundamentals and large public infrastructure projects have consistently outperformed the broader market. As metro networks expand, airports become operational and commercial districts continue to grow, these cities are likely to remain at the forefront of India's residential real estate landscape for years to come.
