Mumbai's residential property market recorded its strongest July performance in more than 14 years, reflecting sustained demand despite a high base and evolving market conditions. According to Knight Frank India, property registrations within the Brihanmumbai Municipal Corporation (BMC) jurisdiction are estimated at 13,617 transactions in July 2026, marking an 8.3 per cent year-on-year increase. Stamp duty collections are projected to rise 8.9 per cent to approximately INR 1,223 crore, indicating continued momentum across the housing market. Industry stakeholders attributed the performance to infrastructure-led growth, resilient end-user demand, stable economic conditions and sustained interest in premium housing, while highlighting the need for continued policy support and faster project approvals to maintain growth.
Mumbai's residential real estate market continued to demonstrate resilience in July 2026, recording its highest number of property registrations for the month in more than 14 years. According to Knight Frank India, the city, under the Brihanmumbai Municipal Corporation (BMC) jurisdiction, is expected to register 13,617 property transactions during the month, representing an 8.3 per cent increase compared with the corresponding period last year. Stamp duty collections are also projected to increase 8.9 per cent year-on-year to approximately INR 1,223 crore.
The performance comes despite a relatively high base and reflects sustained end-user demand, continued infrastructure development and stable buyer confidence across Mumbai's residential market. The increase in stamp duty collections also points to continued activity in higher-value residential transactions.
Kamlesh Thakur, President of NAREDCO Maharashtra, said the registration figures reaffirm Mumbai's position as one of the country's most resilient residential property markets. He noted that the latest data reflects sustained confidence among homebuyers despite global economic uncertainties and rising property values. According to him, infrastructure development, stable economic conditions and the continued preference for homeownership have supported market growth. He added that faster project approvals, supportive policy measures and continued investment in urban infrastructure would be important to sustain this momentum.
Ram Naik, Co-founder and Chief Executive Officer of The Guardians Real Estate Advisory, said the latest registration numbers indicate that buyers continue to view residential real estate in Mumbai as a long-term wealth creation asset rather than purely a consumption purchase. He observed that purchasing decisions are increasingly being influenced by project quality, connectivity and future appreciation potential arising from infrastructure improvements. Naik added that higher stamp duty collections suggest healthy demand for premium housing and expressed optimism that new project launches and the festive season could support positive buyer sentiment in the coming months.
Shilpin Tater, Managing Director of Superb Realty, attributed the sustained increase in registrations to genuine end-user demand. He said buyers are becoming more discerning, with greater emphasis on construction quality, timely project delivery, lifestyle amenities and connectivity. According to him, developers focusing on differentiated products and customer-centric offerings are likely to benefit as infrastructure improvements continue to enhance accessibility across the Mumbai Metropolitan Region.
Shraddha Kedia-Agarwal, Director of Transcon Developers, said the latest registration data reflects growing buyer confidence and changing residential preferences. She noted that demand remains particularly strong in the premium and luxury housing segments, where buyers are increasingly seeking larger homes that combine convenience, sustainability and long-term investment value. She added that infrastructure improvements across Mumbai are expected to continue supporting demand for well-located residential developments.
Dhruman Shah, Promoter of Ariha Group, described the highest July registrations in more than 14 years as an indication of the maturity and resilience of Mumbai's housing market. He said improved infrastructure, expanding business districts and stronger confidence among end-users have contributed to broad-based demand across both mid-income and premium housing segments. Shah also expressed optimism that residential demand would remain strong during the second half of the year as the festive season approaches.
