UP RERA registers 143 new projects in H1 2026 as housing units and investments rise

Synopsis

Uttar Pradesh's real estate sector recorded steady growth during the first half of 2026, with UP RERA registering more projects, higher proposed housing units and increased investments compared to the corresponding period last year. While Lucknow led in new project registrations, Gautam Buddh Nagar remained the largest market in terms of investment and proposed housing supply. The report also highlighted the state's consistent real estate growth over the past three years, along with UP RERA's efforts in consumer protection through refunds, dispute resolution and grievance redressal initiatives.

Uttar Pradesh's real estate market continued to witness steady growth during the first half of 2026, with registrations of new projects, proposed housing units and investments increasing compared to the same period last year, according to the Uttar Pradesh Real Estate Regulatory Authority's (UP RERA) half-yearly report released recently. 
The report showed that 143 new real estate projects were registered between January and June 2026, compared with 134 projects during the corresponding period of 2025. 
The newly registered developments propose the construction of 46,049 residential units, up from 35,082 units recorded in the first six months of 2025, reflecting an increase of more than 31%. These projects are expected to attract investments of around INR 31,952 crore. 
Lucknow recorded the highest number of fresh project registrations with 37 projects, followed by Gautam Buddh Nagar with 27, Ghaziabad with 19, Agra and Mathura with 10 projects each, and Varanasi with seven projects. 
Despite ranking second in new project registrations, Gautam Buddh Nagar continued to lead Uttar Pradesh in terms of proposed investments and residential units. The district accounted for investments worth INR 15,678 crore and 13,160 proposed housing units, indicating continued demand for premium and luxury residential developments. Ghaziabad followed with investments of INR 6,989 crore and 9,500 proposed units, while Lucknow recorded investments of INR 3,834 crore across 9,872 proposed housing units. 
According to the report, the figures suggest that real estate growth in Uttar Pradesh is no longer limited to the National Capital Region (NCR). Lucknow has continued to strengthen its position as the state's leading real estate destination outside the NCR, supported by growing residential demand and increasing project activity. 
The report also pointed to sustained year-on-year growth in the state's real estate sector over the past three years. The number of registered projects increased from 197 in 2023 to 259 in 2024 and further to 308 in 2025. Proposed residential units also rose from 55,297 in 2023 to 69,365 in 2024 and reached 84,976 in 2025. During the same period, capital investments grew from INR 28,411 crore in 2023 to INR 44,526 crore in 2024 and INR 68,328 crore in 2025, registering a growth of 53.5% over the previous year. 
UP RERA Chairman Sanjay Bhoosreddy said the steady increase in project registrations, housing supply and investments reflected growing confidence among both homebuyers and investors. He stated that the authority's half-yearly report indicated continued confidence in Uttar Pradesh's real estate sector and attributed the growth to the state's development-focused policies along with UP RERA's emphasis on transparency, accountability and timely project completion. 
The report also highlighted consumer protection measures undertaken during the reporting period. UP RERA facilitated refunds worth INR 2,173.78 crore to 8,212 homebuyers through district administrations and settlements reached with developers. 
In addition, disputes involving more than INR 6,032 crore were resolved across 11,558 cases through RERA benches, conciliation forums and online settlement mechanisms. 
The authority further noted that its video conferencing-based RERA Samvad initiative, introduced during the COVID-19 pandemic, has completed 206 sessions so far and helped resolve 5,375 grievances raised by homebuyers, developers and other stakeholders. The initiative continues to provide an accessible platform for resolving disputes and improving communication within the sector.
