Juniper Hotels eyes INR 2,000-crore capex, acquisitions and new brand tie-ups to fuel growth

Hyatt-affiliated luxury hospitality firm Juniper Hotels has outlined an expansion plan involving capital expenditure of approximately INR 2,000 crore, aimed at nearly doubling its room inventory from around 1,836 keys to 4,000 keys by FY31. The growth strategy combines greenfield developments in Bengaluru, Guwahati and Kaziranga, a leasehold hotel project in Delhi's Dwarka, and selective acquisitions, including a potential buyout of the distressed JW Marriott Bengaluru through the insolvency resolution process. The company also plans new brand tie-ups to diversify its premium hospitality portfolio.

Juniper Hotels, the Hyatt-affiliated luxury hospitality company promoted by Saraf Hotels, has laid out a capital expenditure plan of approximately INR 2,000 crore aimed at nearly doubling its room inventory to around 4,000 keys by FY31, as the company looks to expand its footprint across metro and emerging tourist markets in India. The plan builds on Juniper's existing portfolio of seven luxury hotels and serviced apartments comprising 1,836 keys, including 245 serviced apartments, located across strategic Indian cities. 
The expansion strategy combines greenfield development, leasehold projects and selective acquisitions. Among ongoing developments, the company is building new properties in Bengaluru, Guwahati and Kaziranga, which together are expected to add significant capacity to its operational footprint. It has also signed a licence deed with the Delhi Development Authority for a luxury five-star hotel in Sector 23, Dwarka, expected to add approximately 550 keys at a capital outlay of around INR 850 crore, taking the company's presence in the National Capital to close to 1,000 keys upon completion. The Dwarka property, overlooking the DDA Golf Course, was signed in the presence of Delhi's Lieutenant Governor, Shri Taranjit Singh Sandhu. 
On the acquisitions front, Juniper Hotels has entered the Corporate Insolvency Resolution Process for Gstaad Hotels Private Limited, the owner of JW Marriott Bengaluru, in a move aimed at reviving the distressed asset and expanding the company's presence in the southern Indian market. The transaction, which does not involve a related party, remains subject to approvals from the Committee of Creditors and the National Company Law Tribunal. The company had earlier also pursued the acquisition of two Hyatt Regency properties in Mumbai and Chennai, together adding approximately 750 keys to its portfolio, alongside renovation work on the Grand Hyatt Mumbai to enhance its facilities and revenue potential. 
For the fourth quarter of FY26, Juniper Hotels reported operating revenue of INR 1,047.7 crore for the full year, with EBITDA of INR 444 crore, translating to a margin of approximately 42 per cent, supported by portfolio occupancy of around 75 per cent, which touched 81 per cent in the fourth quarter. The company's management has indicated a disciplined, returns-driven approach to project approvals going forward, having revised its near-term growth target to approximately 3,320 keys by FY30 from a more aspirational earlier plan, reflecting a calibrated pace of expansion amid broader market conditions. 
The company's growth pipeline also includes a focus on higher-yielding consumer segments, premium positioning, and an expanded food and beverage and events mix, which management has cited as contributing to margin expansion alongside asset-level performance improvements. Beyond organic capacity additions, Juniper Hotels is also said to be exploring new brand tie-ups as part of its broader strategy to diversify its premium hospitality offerings and strengthen its position across India's upscale and luxury hotel segments, where sustained demand growth and a persistent supply gap continue to support pricing power and occupancy levels across the industry.
