Chennai-based residential developer DRA has started presence-less property registration and e-sale deed services for its customers under Tamil Nadu’s STAR 2.0 digital registration framework. The company has established dedicated infrastructure and digital compliance systems at its head office to enable customers to complete registrations remotely without visiting Sub-Registrar Offices. DRA said the system offers greater flexibility, including registrations on weekends, public holidays and auspicious days. The developer is the first CREDAI Tamil Nadu member to adopt the framework and has been working with the Inspector General of Registration’s office and TCS to improve the process based on customer experience.

The developer has established the required infrastructure at its head office to enable customers to complete property registrations remotely.
DRA is the first developer from CREDAI Tamil Nadu to adopt the state’s digital registration framework. The move is aimed at reducing physical dependencies in the registration process and allowing homebuyers to complete the formalities without visiting Sub-Registrar Offices.
The company has created a dedicated infrastructure for presence-less registration in line with the framework prescribed by the Sub-Registrar Office. It has also put in place the required digital and compliance systems in accordance with government guidelines and is working with authorised partners to maintain security and streamline the process.
The new system removes the need for buyers to depend on fixed appointment slots and token-based processes. It also gives them greater flexibility to complete registration according to their schedules, including on weekends, government holidays and personally important or auspicious days.
DRA Managing Director Ranjeeth Rathod said the company welcomed the launch of STAR by the Tamil Nadu government and Registration Department, noting that the reform is expected to modernise property transactions and make the process more convenient for homebuyers.
DRA has also been engaging with the office of the Inspector General of Registration and technology services company TCS to streamline the system based on actual user experiences. The focus is on improving the registration journey while ensuring that the process remains aligned with government requirements.
Property registration has traditionally involved physical documentation, visits to government offices and coordination around appointment schedules. The presence-less model shifts these steps to a digital workflow, allowing buyers to complete the process remotely while maintaining the required compliance procedures.
According to DRA, digitised workflows can also help standardise documentation, improve accuracy and reduce the scope for discrepancies. The model can reduce the requirement for extensive physical infrastructure and manual coordination, although the convenience offered through the registration process is positioned as an additional benefit rather than a primary factor influencing a home purchase.
The adoption comes as Tamil Nadu continues to move more property-related processes towards digital systems. For developers and homebuyers, the wider use of online registration can reduce some of the administrative steps involved after a property transaction and provide greater flexibility in completing documentation.
DRA has been operating in the real estate sector for more than four decades and has developed residential projects across Chennai. The company says it has served more than 12,000 customers.
Under Managing Director Ranjeeth Rathod, DRA has introduced several initiatives focused on project quality, construction tracking and customer engagement. The company says it conducts 1,357 quality checks before handing over homes to customers and has introduced a Construction Timeline Meter through which buyers can track project progress.
DRA has also adopted an employee co-ownership model, with the company describing itself as the first builder in India to make all its employees co-owners. Its customer portal provides access to project information and documentation.
The developer reports a Customer Delight Score of 93% and says some of its projects have recorded price appreciation of up to 60% within three years of launch. Its developments include DRA Tuxedo, 90 Degrees, Ascot, Skylantis, Infinique and iHeart.
The company has received recognitions including FICCI’s REISA and the Times Business Awards and has said it is Chennai’s first developer to receive CRISIL’s 7-star grading. Its activities outside real estate include pond restoration, support for young sporting talent and community development.
