Chennai-based developer DRA has commenced presence-less property registration and e-sale deed services under Tamil Nadu’s STAR 2.0 digital registration framework, allowing homebuyers to complete property registrations remotely without visiting Sub-Registrar Offices. The developer has established dedicated infrastructure and digital compliance systems at its head office and is working with authorised partners to facilitate the process. DRA said the initiative is intended to improve convenience, standardise documentation and reduce dependence on physical appointments and manual coordination. The service also gives buyers greater flexibility to complete registrations on weekends, government holidays and personally significant dates. The company said it is the first CREDAI Tamil Nadu developer to adopt the state’s presence-less registration framework.
Chennai-based residential developer DRA has commenced presence-less property registration and e-sale deed services for its customers under Tamil Nadu’s STAR 2.0 digital registration framework, enabling homebuyers to complete property registrations remotely without visiting Sub-Registrar Offices.
The company has established dedicated infrastructure at its head office to facilitate the digital registration process in accordance with the framework prescribed by the Registration Department and Sub-Registrar Office. It has also implemented the required digital and compliance systems and is working with authorised partners to ensure the process is carried out securely.
DRA said it is the first developer from CREDAI Tamil Nadu to adopt the state’s digital registration framework. The company has also been engaging with the Inspector General of Registration’s office and Tata Consultancy Services (TCS) to refine the process based on user experiences.
Under the presence-less model, buyers are not required to depend on physical visits to Sub-Registrar Offices, fixed registration slots or token-based appointments. The system also provides greater flexibility in scheduling registrations, including on weekends, government holidays and dates considered personally significant or auspicious by buyers.
The digital process is expected to improve standardisation and transparency by using digitised workflows for documentation and registration. According to DRA, this can improve documentation accuracy, reduce the scope for discrepancies and lower the need for extensive physical infrastructure and manual coordination.
Ranjeeth Rathod, Managing Director, DRA, said the company welcomed the Tamil Nadu government and Registration Department’s introduction of STAR, describing it as a reform aimed at modernising property transactions and improving convenience for homebuyers.
DRA has a presence in Chennai and has operated in the real estate sector for more than four decades. The developer said it has served more than 12,000 customers and has introduced several technology and process-oriented initiatives, including a construction timeline tracking system and an online customer portal for accessing project information and documentation.
The adoption of presence-less registration comes as property transactions increasingly move towards digitally enabled processes. By reducing the physical dependencies associated with registration, the system could make one of the more documentation-intensive stages of homebuying more convenient for customers while maintaining prescribed regulatory and compliance requirements.
