Aura World has introduced Aura Vantage, a two-acre mixed-use commercial development in Sector 48, Gurugram, comprising organised retail and office spaces. The project has an estimated construction investment of INR 125 crore and a projected topline of INR 527 crore, with commercial units priced from INR 50 lakh. Retail spaces are planned from the ground to fourth floors, while offices will occupy the fifth to eleventh floors. The development is positioned within the established Sohna Road commercial corridor, where availability of sizeable land parcels for new organised projects has become increasingly limited. Its location provides connectivity to Golf Course Extension Road, Southern Peripheral Road and NH-48. The project is being positioned to serve the established residential and corporate catchment around Sector 48 through a combination of retail, office and supporting commercial uses.
Aura World has launched Aura Vantage, a two-acre commercial development in Sector 48, Gurugram, as the availability of sizeable land parcels for organised commercial projects along the established Sohna Road corridor becomes increasingly limited.
The project combines retail and office spaces within a single development. Retail is planned from the ground floor through the fourth floor, while office spaces will occupy the fifth to eleventh floors. The development has an estimated construction investment of around INR 125 crore and a projected topline of INR 527 crore. Commercial units are priced from INR 50 lakh.
Sohna Road has developed substantially over the past two decades, evolving from an emerging commercial corridor into an established business and residential market. Residential developments, offices, educational institutions and healthcare facilities have expanded the surrounding catchment, while much of the available land has been developed.
The changing nature of the corridor has also influenced requirements from commercial occupiers. Retailers increasingly assess factors such as the surrounding residential catchment, consumer demographics, internal movement within a development and the ability to generate footfall throughout the day. Office occupiers, meanwhile, increasingly seek developments with supporting facilities such as food outlets, convenience retail, banking and other everyday services.
Aura Vantage has been planned around the combination of these requirements. Retail spaces are positioned on the lower floors, where visibility and customer movement are important, while the office component above is expected to provide a regular weekday population for businesses operating within the development.
Shyamrup Roy Choudhury, Founder and Managing Director, Aura World, said the limited availability of sizeable development parcels along Sohna Road had influenced the project’s positioning. He said Aura Vantage was planned as a commercial development integrating retail and offices within an established residential and corporate catchment, with emphasis on long-term relevance and occupier demand.
The project’s location in Sector 48 provides access to Golf Course Extension Road, Southern Peripheral Road and NH-48. This connectivity allows the development to draw customers, employees and visitors from several parts of Gurugram.
The wider commercial market is also being supported by sustained office demand. According to Colliers, India’s Grade A office leasing reached 71.5 million sq ft in 2025, while Delhi-NCR remained among the country’s active office markets. The growing presence of Global Capability Centres and an established residential base have contributed to demand across Gurugram’s office and retail segments.
Supply constraints are becoming an increasingly relevant factor along Sohna Road. While new commercial developments were more frequent when the corridor was still developing, the availability of land for projects of meaningful scale has reduced as existing development has expanded.
Existing retail developments along the corridor are also relatively mature, while consumer expectations around retail environments and formats have evolved. Against this backdrop, Aura Vantage is being positioned as a contemporary commercial development combining organised retail with office space.
For the Sohna Road market, the focus is consequently shifting from the availability of new infrastructure and land towards the quality, functionality and location of developments that can still be introduced within the established corridor. Aura Vantage is entering the market within this changing supply and demand environment.
