Blackstone-backed Horizon Industrial Parks plans to double its warehousing portfolio to about 100 million sq ft over the next three to four years as it expands its presence in India’s industrial and logistics real estate market. The company is also preparing for a INR 2,600-crore initial public offering, with its IPO scheduled to open on August 17, 2026. The expansion strategy includes development of new industrial and logistics parks, acquisitions and continued investment across key Indian markets, as demand for organised Grade A warehousing grows.
Blackstone-backed Horizon Industrial Parks plans to double the size of its warehousing portfolio to around 100 million sq ft over the next three to four years, as the company steps up expansion in India’s industrial and logistics real estate sector. The proposed growth comes alongside its planned INR 2,600-crore initial public offering (IPO), which is scheduled to open for subscription on August 17, 2026.
Horizon is focused on developing and managing Grade A industrial and logistics parks across India. Its expansion strategy is expected to combine new developments with acquisitions, allowing the company to increase its presence across established logistics markets as well as locations with emerging demand.
The company’s portfolio has expanded significantly since Blackstone created Horizon as a dedicated logistics platform. The platform was established to consolidate Blackstone’s industrial and warehousing assets in India and scale them through acquisitions and greenfield development.
Horizon’s growth plans are supported by the increasing requirement for organised warehousing infrastructure. Demand has been driven by sectors including e-commerce, manufacturing, retail, third-party logistics and cold storage. The company has also been evaluating locations closer to major urban centres, where proximity to consumers and transport networks is becoming increasingly important for logistics operators.
The proposed expansion to approximately 100 million sq ft would significantly increase the scale of the platform. Horizon had earlier indicated that it was targeting the doubling of its portfolio as demand for organised warehousing continued to rise across large cities and selected tier-II markets.
The company has been expanding through both development and acquisition. Its activities have included acquiring land parcels in major markets and developing Grade A industrial parks designed for logistics and manufacturing occupiers. Horizon has also been exploring in-city and last-mile logistics opportunities, alongside larger industrial parks.
The planned IPO is another important step for the company. Horizon has set the price band at INR 57-INR 60 per share, with the public issue scheduled to remain open from August 17 to August 19, 2026. Anchor investor bidding is scheduled to begin on August 14.
The INR 2,600-crore issue is expected to provide the company with capital for its broader business requirements. The IPO comes as institutional investors and developers continue to expand their exposure to India's logistics and industrial real estate market.
Horizon’s focus on Grade A facilities also reflects a wider shift in the warehousing sector. Modern logistics parks increasingly require larger floor plates, improved loading infrastructure, efficient layouts and facilities capable of supporting automated and technology-driven operations.
The company’s expansion is therefore aimed not only at increasing the total amount of space under its portfolio but also at strengthening its presence across major consumption and manufacturing corridors.
For India’s warehousing market, the planned increase to around 100 million sq ft represents another indication of the scale at which institutional platforms are building logistics infrastructure. Horizon’s combination of development, acquisitions and capital-market access could allow it to accelerate its expansion over the coming years.
