China Resources Land reports RMB14.10 billion in July contracted sales

China Resources Land Ltd reported gross contracted sales of RMB14.10 billion for July, according to its latest operating figures. The company’s contracted gross floor area stood at 0.410 million square metres during the month.
The gross contracted sales value was up 6.0% year-on-year. The increase marks an improvement in sales value despite continued pressure across China’s property market, where developers have been dealing with weaker housing demand and a prolonged adjustment in the sector.
The company’s sales figures cover properties sold under contract during the month and provide an indication of its property development activity. The 0.410 million square metres of contracted floor area reflects the volume of space covered by those sales.
China Resources Land has maintained a diversified property business, with property development complemented by investment property operations. Its recurring revenue has remained an important part of the business. In May, the company reported recurring revenue of approximately RMB4.44 billion, an 8.6% year-on-year increase. Rental income from its investment property business was around RMB3.00 billion, up 11.4% year-on-year. For the first five months of the year, cumulative recurring revenue reached approximately RMB22.01 billion, while cumulative rental income from investment properties stood at RMB15.00 billion.
The company had reported similar growth in its recurring income earlier in the year. In the first quarter, cumulative recurring revenue was approximately RMB13.33 billion, up 7.6% year-on-year, while rental income from investment properties increased 14.0% to RMB9.16 billion.
Its 2025 performance also showed the importance of the investment property business. China Resources Land recorded annual recurring revenue of approximately RMB51.15 billion in 2025, an increase of 6.5% from the previous year. Rental income from investment properties reached RMB32.94 billion, rising 12.8% year-on-year.
The latest July sales figure therefore comes against a backdrop of stronger recurring income, while the company continues to monitor property sales and development activity. The 6.0% annual increase in contracted sales provides a relatively stronger monthly sales reading, although a single month does not establish a broader recovery trend for the property market.
