Logicap, backed by Alta Capital, has expanded its warehousing portfolio through the acquisition of operational assets owned by Xander Investment Management. The transaction involves approximately 2.6 million sq ft of warehousing space across Chennai and Kolkata and is valued at around INR 1,500 crore. A further acquisition involving an asset in Bhiwandi is expected to take the overall transaction value to about INR 2,000 crore. The expansion will increase Logicap’s warehousing footprint and strengthen its presence across some of India’s key logistics and consumption markets.
Logicap, the warehousing and logistics platform backed by Alta Capital, is expanding its presence in India’s industrial real estate market through the acquisition of assets from Xander Investment Management.
The first part of the transaction covers around 2.6 million sq ft of operational warehousing space in Chennai and Kolkata, with the acquisition valued at approximately INR 1,500 crore. The deal gives Logicap additional income-generating assets in two established logistics markets and expands its presence beyond its existing development pipeline.
A further transaction involving a warehouse asset in Bhiwandi near Mumbai is expected to take the combined value of the acquisitions to around INR 2,000 crore. Bhiwandi is one of the major warehousing and distribution clusters serving the Mumbai metropolitan region and is connected to important consumption and industrial markets in western India.
The assets being acquired are operational facilities rather than land parcels requiring development from the ground up. This provides Logicap with an opportunity to increase its operating portfolio through ready logistics infrastructure while also adding assets in markets where demand for organised warehousing has been growing.
The transaction follows Logicap’s broader expansion through both acquisitions and new developments. The company has previously acquired fully leased logistics assets and has also been developing new industrial and warehousing projects through its operating platforms.
In March, Logicap acquired a 38.5-acre land parcel in Bhiwandi for development of an institutional-grade industrial and logistics park with a planned area of around 1.3 million sq ft. The project is being developed through EcoBox Industrial Parks and forms part of the company’s wider strategy to build capacity in major logistics corridors.
The company has also expanded through acquisitions from IndoSpace. In 2025, Logicap and EcoBox acquired four built and fully leased logistics assets spread across Ranjangaon in Pune and Sri City in Chennai, covering approximately 3.6 million sq ft.
The latest acquisition from Xander adds to this combination of operational assets and development projects. It also strengthens Logicap’s exposure to the southern and eastern markets, while the Bhiwandi component adds further scale in the Mumbai region.
Xander has been active in India’s warehousing sector for several years and had previously built a portfolio across Chennai, Mumbai and Kolkata. Its warehousing portfolio had Grade A, leased assets located along established logistics corridors.
For Logicap, acquiring such properties offers a faster route to increasing its warehousing footprint than relying solely on greenfield development. The company can simultaneously continue developing new facilities while adding stabilised assets to its portfolio.
The transaction comes as demand for institutional-grade logistics facilities continues to be supported by e-commerce, organised retail, manufacturing and third-party logistics activity. Major consumption centres are increasingly relying on modern warehouses located close to highways, industrial clusters and urban markets.
With the Xander acquisition, Logicap is therefore using a combination of acquisitions and development to scale its logistics platform across multiple regional markets.
