Brookfield India Real Estate Trust reported an 8% year-on-year increase in net operating income (NOI) to INR 756.6 crore for the quarter ended June 30, 2026, supported by higher operating lease rentals and steady leasing activity. The REIT recorded consolidated total income of INR 1,030.63 crore, while net profit after tax rose 67% to INR 221.33 crore. Committed occupancy improved to 93%, and gross leasing stood at 1.1 million sq ft during the quarter. Brookfield India REIT also approved a INR 1,700 crore acquisition of a 50% stake in a Grade A office asset at Mumbai’s Bandra-Kurla Complex.
Brookfield India Real Estate Trust reported an 8% year-on-year increase in net operating income (NOI) to INR 756.6 crore for the first quarter of FY27, supported by higher operating lease rentals and continued demand across its commercial office portfolio.
The REIT’s operating lease rentals stood at INR 714 crore during the quarter, while consolidated total income increased substantially to INR 1,030.63 crore from INR 655.06 crore in the corresponding period of the previous year. Net profit after tax rose 67% year-on-year to INR 221.33 crore.
Brookfield India REIT also recorded gross leasing of 1.1 million sq ft during Q1 FY27. Of this, around 7.09 lakh sq ft comprised new leasing, while 3.90 lakh sq ft represented renewals. The average rent for gross leasing was INR 100 per sq ft, with an average lease term of 9.8 years.
Committed occupancy across the portfolio improved to 93%, four percentage points higher than a year earlier. The increase indicates continued demand for the REIT’s office assets, supported by occupiers across multiple sectors.
The REIT also completed 0.6 million sq ft of early renewals during the quarter for leases expiring beyond FY27. This included the renewal of around 80% of Airtel Center, helping provide greater visibility over future occupancy and rental income.
Brookfield India REIT declared a distribution of INR 5.60 per unit for the quarter ended June 30, 2026. The total distribution stood at INR 464.73 crore and comprised interest payments, repayment of debt, dividend income and other investment-related income.
Alongside its quarterly results, the REIT announced a significant expansion in Mumbai’s commercial real estate market. Brookfield India REIT and NCW’s Prime Offices Fund have signed agreements to acquire a 2.64 lakh sq ft Grade A office property in G Block of Bandra-Kurla Complex (BKC) for an enterprise value of INR 1,700 crore. The two parties will acquire the property through an equal partnership.
The property comprises three contiguous office floors and is leased to blue-chip tenants from the financial services, real estate and technology sectors. Brookfield will continue to manage the property following the acquisition.
The transaction will deepen Brookfield India REIT’s presence in BKC, one of Mumbai’s established commercial districts. The acquisition also comes amid continued institutional demand for high-quality office assets in established business locations.
The combination of improved occupancy, leasing activity, higher operating lease rentals and portfolio expansion provides Brookfield India REIT with multiple avenues for maintaining income growth. With 93% committed occupancy and 1.1 million sq ft of leasing recorded in the June quarter, the REIT has entered FY27 on a relatively strong operational footing
