Tribeca and Ira Realty to invest INR 2,000 crore in Trump Towers Hyderabad

Synopsis

Tribeca Developers and Ira Realty are jointly developing a Trump-branded luxury residential project in Hyderabad’s Kokapet with an overall investment of around INR 2,000 crore. Trump Towers Hyderabad will comprise two 65-storey towers with 450 apartments, including 16 penthouses, across 22 lakh square feet of developable area. The project marks the Trump brand’s first entry into South India and is expected to be completed within four years. Tribeca plans to expand its Trump-branded portfolio further, with Bengaluru and Chennai under consideration, while hotels and golf-related developments are also being explored.

Tribeca Developers and Ira Realty are jointly developing Trump Towers Hyderabad at Golden Mile Road in Kokapet, with an investment of around INR 2,000 crore as the companies expand their presence in the luxury housing segment. 
The project will feature two 65-storey towers with 450 apartments, including 16 penthouses, spread across a total developable area of 22 lakh square feet. The project has been registered with the Telangana Real Estate Regulatory Authority in the name of Ira The Edge Developers LLP. The registered project has an approved built-up area of about 2.65 million square metres and is scheduled for completion by May 2031. 
Tribeca Developers, based in Mumbai, is the official representative and India partner for the Trump brand. Trump Towers Hyderabad is the eighth Trump-branded project announced in India and the first in South India. Of the eight projects announced so far, seven are residential developments and one is an office project. 
Tribeca founder Kalpesh Mehta said the company launched its first Trump-branded project in India in 2014 and has since developed projects across Mumbai, Pune, Gurugram, Noida and Kolkata. Hyderabad had been under consideration for some time, and the latest project marks the brand’s entry into the southern Indian market. 
The company plans to invest around INR 1,700-1,800 crore in the Hyderabad project, excluding the land cost. The land is valued at around INR 250 crore at current rates. The project is expected to generate sales realisation of between INR 3,500 crore and INR 4,200 crore. 
Apartment prices will range between INR 5 crore and INR 10 crore. The developers have already sold eight penthouses for around INR 250 crore, including one large penthouse that was sold for INR 62 crore. 
The two towers are planned to rise to around 240 metres. Construction work has already started, with completion targeted within four years. The project is located along Kokapet’s Golden Mile and close to the Outer Ring Road, an area that has seen a sharp increase in high-rise residential development in recent years. Hyderabad currently has a large concentration of high-rise projects, particularly across Kokapet, Tellapur and other western suburbs. 
Mehta said the company has not seen any noticeable impact on sales from the current India-US relationship. He maintained that the Trump brand had been present in India well before the current political environment and that customer interest has remained linked to the product and the brand rather than political developments. 
Eric Trump, Executive Vice President of The Trump Organization, said India continues to be an important luxury real estate market and that the organisation was entering Hyderabad for the first time through its continued association with Tribeca. He also pointed to Hyderabad’s growth and said the project is expected to become a prominent residential address in the city. 
Ira Realty founder and Managing Director Narsi Reddy said the company had assembled the land over several years before deciding to bring the Trump brand to the project. He added that the partnership was based on the brand’s international recognition and Tribeca’s experience in developing Trump-branded projects across Indian cities. 
The Hyderabad project is part of Tribeca’s wider expansion plans. Mehta said the company is looking to develop another three to four Trump-branded projects in India over the next four years, with Bengaluru and Chennai among the markets being evaluated. The company is also exploring the possibility of developing Trump-branded hotels and golf course projects in the country. 
Tribeca’s expansion follows a broader increase in its Trump-branded development pipeline. The company’s press records show that it has been associated with projects across Mumbai, Pune, Gurugram, Kolkata and other major markets. Its Gurugram project with Smartworld Developers, for instance, sold all 298 residences at launch and recorded sales of INR 3,250 crore, highlighting the demand seen for branded luxury housing. 
Tribeca Developers currently has 13 projects covering around 14 million square feet and describes itself as the largest developer of Trump-branded properties globally. Of the eight Trump-branded projects announced in India, three have been delivered, while the Kolkata project is nearing completion. 
The Trump Organization has interests across real estate and hospitality globally, including more than 20 golf and resort properties. 
Ira Realty, founded in 2019, focuses on luxury residential, commercial and township developments. The Hyderabad-based developer has completed 15 projects covering more than 5 million square feet and currently has over 20 million square feet under development.
