Synopsis

Kolte-Patil Developers reported sales bookings of INR 617 crore during the April–June quarter of FY2026–27, broadly unchanged from the corresponding period a year earlier, reflecting stable demand across its residential portfolio. While pre-sales remained flat, the company recorded a 29% increase in average sales realisation to INR 9,442 per sq ft, supported by strategic price revisions and a greater contribution from Mumbai projects. The developer also launched 0.78 million sq ft during the quarter and reported a 30% rise in customer collections to INR 715 crore, indicating continued execution across its ongoing developments. Mumbai accounted for nearly one-third of the quarter's sales value, highlighting its increasing significance within the company's portfolio.

Kolte-Patil Developers recorded sales bookings of INR 617 crore during the first quarter of FY2026–27, remaining largely unchanged from the corresponding period last year as demand for its residential projects remained steady. The company disclosed its quarterly operational performance in a regulatory filing released on Friday, reporting stable pre-sales alongside improvements in pricing and customer collections.
The developer's sales bookings, also referred to as pre-sales, stood at INR 617 crore during the April–June quarter compared with INR 616 crore in the same period of the previous financial year. Although the overall booking value remained broadly flat, the company achieved a notable increase in average sales realisation, which rose 29% year-on-year to INR 9,442 per sq ft from INR 7,337 per sq ft.
According to the company, the improvement in average sales realisation was driven by strategic price revisions implemented across its projects as well as a higher contribution from developments in Mumbai. The stronger pricing performance reflects the changing sales mix within the company's portfolio during the quarter.
Kolte-Patil also expanded its development pipeline by launching projects with a total area of 0.78 million sq ft during the quarter. The launches formed part of the company's ongoing development programme across its key operating markets.
Mumbai continued to strengthen its position within the company's portfolio during the reporting period. Kolte-Patil stated that projects in the city contributed around 30% of the total sales value recorded during the quarter, underlining the growing importance of the Mumbai market in its overall business.
The company also reported a significant improvement in customer collections. Funds collected from homebuyers increased 30% year-on-year to INR 715 crore during the April–June quarter. Kolte-Patil indicated that the higher collections reflected sustained execution momentum across its portfolio of ongoing projects.
Kolte-Patil Developers has established a presence across Pune, Bengaluru and Mumbai, with a portfolio comprising residential developments, integrated townships, commercial projects and information technology parks. The company stated that it has developed and constructed more than 68 projects with a cumulative saleable area exceeding 33 million sq ft across these markets.
