M3M India has entered into a strategic partnership with Zydex Paints to deploy KEIM Regalan, a silicate mineral façade coating manufactured by Germany-based KEIM, across several of its premium residential developments. The collaboration will begin with M3M Golf Hills in Sector 79, Gurugram, where the coating will be applied across the project's exterior façade from July 2026. The agreement has subsequently been extended to include other developments, including The Cullinan, Altitude and Mansion. According to the companies, the partnership is expected to generate approximately INR 100 crore worth of façade painting works over the next three years. The move reflects growing adoption of long-life building materials in India's premium real estate sector, with developers increasingly focusing on durability, lifecycle performance and maintenance efficiency alongside architectural design.
M3M India has signed a strategic partnership with Zydex Paints to introduce KEIM Regalan, a silicate mineral façade coating manufactured by Germany-based KEIM, across a number of its premium residential developments.
The collaboration will commence with M3M Golf Hills in Sector 79, Gurugram, where the mineral coating system is scheduled to be applied across the project's exterior façade from July 2026. According to the companies, the agreement has subsequently been expanded to include additional premium developments within M3M India's portfolio.
The projects identified for the next phase of implementation include The Cullinan, Altitude, Mansion and other luxury developments. The companies estimate that the partnership will generate approximately INR 100 crore in façade painting works over the next three years.
KEIM Regalan is a silicate mineral paint system designed for exterior applications. According to Zydex Paints, the coating chemically bonds with the building substrate to form a breathable and water-repellent surface while providing fire-resistant characteristics associated with mineral-based coatings. The company added that the product carries a minimum 20-year warranty covering film integrity and colour fading.
The companies stated that the adoption of mineral façade technology is intended to enhance long-term building performance by reducing repainting requirements and maintenance over the lifecycle of the asset while preserving exterior appearance.
Commenting on the partnership, Dr Moulik Ranka, Managing Director of Zydex Group, said the collaboration brings mineral-based façade technology to M3M India's premium residential developments. He added that the company has focused on developing construction materials designed to improve long-term building performance, durability and weather resistance.
Pankaj Bansal, Promoter of M3M India, said the developer is increasingly prioritising durability, sustainability and lifecycle performance alongside architectural design in its premium projects. He stated that the introduction of KEIM Regalan aligns with the company's objective of adopting construction technologies intended to enhance long-term asset quality and maintenance performance.
Amrendra Mishra, Chief Operating Officer of Zydex Paints, said façade coatings should be evaluated not only for their visual appearance but also for their contribution to structural protection, lifecycle costs and long-term asset management. He added that the partnership aims to combine performance, durability and sustainability in premium residential developments.
The collaboration reflects a broader trend within India's real estate sector, where developers are placing greater emphasis on building materials with longer service life and lower maintenance requirements. According to the companies, this approach aligns with increasing industry attention on lifecycle performance and sustainable construction practices.
The companies also cited global estimates indicating that the buildings and construction sector accounts for approximately 32 per cent of energy consumption and 34 per cent of carbon dioxide emissions, highlighting the growing importance of durable building materials that can reduce maintenance cycles and extend the operational life of building envelopes.
