The House of Abhinandan Lodha (HoABL) has announced that its 78-acre Nagpur Marina development in South Nagpur has become the first and only project in Central India to qualify as an Alpha Grade Luxury Asset under the assessment framework developed by independent real estate research firm Liases Foras. The research-based framework evaluates luxury developments across five parameters, including brand credibility, location, design, hospitality integration and exclusivity. HoABL said the recognition reflects the project's positioning as an investment-grade luxury development, supported by infrastructure connectivity, managed hospitality services, curated amenities and a limited inventory targeting high-net-worth buyers from India and overseas.
The House of Abhinandan Lodha (HoABL) has announced that its flagship Nagpur Marina development in South Nagpur has been recognised as an Alpha Grade Luxury Asset under the independent assessment framework introduced by real estate research firm Liases Foras. Announced in the past week, the recognition makes the 78-acre waterfront project the first and only development in Central India to qualify across all five parameters defined under the framework, which evaluates luxury residential projects for long-term investment quality and market resilience.
According to HoABL, the Alpha Grade Luxury Asset framework assesses projects on five core pillars: brand credibility, strategic location, lifestyle product design, hospitality and services integration, and high-net-worth (HNI) community and exclusivity. A development must independently satisfy all five criteria to receive the designation.
On brand credibility, HoABL stated that it has projects across 19 locations in five states and has delivered developments such as Imperial Goa and Isle of Bliss ahead of committed timelines while maintaining approved design standards. The company added that its investor base includes public personalities such as Amitabh Bachchan, Ranbir Kapoor, Kriti Sanon and Kartik Aaryan, while the master planning for its developments has involved firms including Broadway Malyan, Enzyme APD, Sanjay Puri Architects and HCP Design.
The company said Nagpur Marina is located within South Nagpur's IBFC influence zone and benefits from connectivity to the Samruddhi Mahamarg, MIHAN Special Economic Zone, Dr Babasaheb Ambedkar International Airport and the proposed Metro Phase 2 corridor. It added that independent research undertaken by Colliers and Liases Foras has identified the corridor as a market with long-term appreciation potential due to ongoing infrastructure development and expanding economic activity.
Spread across 78 acres, Nagpur Marina has been designed as a luxury waterfront plotted development featuring controlled inventory and curated plot configurations. The project includes a nearly three-acre man-made beach, a wave pool, a lazy river, a 28,000 sq ft clubhouse, themed gardens and sports and leisure facilities. In total, the development comprises more than 40 lifestyle amenities.
HoABL further stated that hospitality partner MIROS will provide concierge, maintenance and community management services, enabling residents to access hotel-style services while supporting the operational management of the development. The company added that the managed services model has the potential to support both capital appreciation and rental income opportunities for owners.
The developer also said the project meets the framework's HNI community and exclusivity criterion through its limited inventory and curated buyer profile. According to the company, the development has attracted business leaders, entrepreneurs and corporate executives, with purchasers representing more than 10 countries.
Commenting on the recognition, Samujjwal Ghosh, Chief Executive Officer of The House of Abhinandan Lodha, said the Alpha Grade Luxury Asset qualification reflected the company's approach towards creating developments centred on long-term value, strategic location, design quality and ownership experience. He added that, as South Nagpur continues to emerge as a growth corridor, the company has focused on developing a luxury land project that combines lifestyle offerings with long-term investment potential.
