Residents of Aura Homes, a residential project located near Nabha Sahib in Zirakpur, recently staged a protest over recurring waterlogging and the delay in delivering several promised amenities. Homebuyers alleged that the project continues to face basic infrastructure issues, making daily life difficult, particularly during the monsoon season. 
According to residents, nearly 90 per cent of the project's around 200 residential units had already been sold by 2021. However, they claimed that work on several key facilities slowed down afterwards, leaving important infrastructure incomplete. Buyers alleged that the internal drainage network, clubhouse, landscaped park and other common amenities have still not been completed despite repeated commitments made over the past three years. 
Residents said the lack of a proper drainage system has resulted in severe waterlogging across internal roads whenever it rains. They also claimed that unfinished roads and poor maintenance have added to the inconvenience, while stagnant water has raised concerns about hygiene, safety and mosquito breeding. Protesters stated that the incomplete civic infrastructure has affected the overall living conditions within the housing society. 
As part of their demands, the residents have submitted representations to the Punjab Urban Planning Development Authority (PUDA) and local municipal authorities. They have sought an inspection of the project, early completion of the pending civic infrastructure and appropriate action against the developer if violations are found. They also urged authorities to ensure that commitments made to homebuyers are fulfilled within a defined timeline. 
The matter has once again drawn attention to the challenges faced by homebuyers in projects where possession is accompanied by incomplete common infrastructure. Industry observers note that drainage systems, roads, parks and community facilities form an essential part of residential developments, and delays in completing such works can affect both quality of life and property values. Regulatory authorities are also expected to examine whether statutory obligations related to project delivery have been met. 
The protest also highlights the importance of due diligence for homebuyers before purchasing property in developing micro-markets. Experts generally advise buyers to verify statutory approvals, infrastructure commitments, escrow compliance and the developer's execution record, as these factors play a significant role in timely project completion and long-term asset value.
