Synopsis

Maharashtra has registered more than 4.21 lakh beneficiaries under the Pradhan Mantri Awas Yojana-Urban (PMAY-U) 2.0, while approval has been granted for the construction of 1,60,463 houses under various housing verticals. During a recent review meeting, Chief Minister Devendra Fadnavis directed implementing agencies to accelerate project execution while maintaining construction quality and timelines. The state government also reviewed a housing stock management policy and is developing an integrated portal to streamline the allocation of homes available with agencies such as MHADA, CIDCO, MMRDA, BMC and SRA.

Maharashtra has recorded registrations of 4,21,083 beneficiaries under the Pradhan Mantri Awas Yojana-Urban (PMAY-U) 2.0 through the unified web portal, while construction approvals have been granted for 1,60,463 houses across different housing categories, according to a state government release.
Chief Minister Devendra Fadnavis recently reviewed the implementation of PMAY-U and the housing stock available under various government housing schemes. During the meeting, he directed all implementing agencies to speed up the execution of housing projects across the state so that beneficiaries receive their homes within the prescribed timelines.
The 1,60,463 approved houses cover multiple components of PMAY-U 2.0, including Beneficiary-Led Construction (BLC), Affordable Housing in Partnership (AHP), Affordable Housing in Partnership under the Public-Private Partnership (PPP) model and Affordable Rental Housing (ARH). The scheme is designed to expand access to affordable urban housing for eligible beneficiaries through different implementation models.
Fadnavis also instructed agencies to maintain construction quality while ensuring projects comply with prescribed standards and regulations. He emphasised that timely completion of projects should remain a priority so that approved houses can be handed over to beneficiaries without delays.
As part of the state's support measures, beneficiaries belonging to the Economically Weaker Section (EWS) category are being provided five brass, or approximately 500 cubic feet, of sand free of cost for house construction. The government expects this assistance to reduce construction costs for eligible families and support faster project completion.
The meeting also reviewed the proposed Housing Stock Management and Maharashtra Shelter Fund Strengthening Policy, which aims to improve the management and utilisation of available housing across different government agencies. An integrated system is being developed to manage and allocate houses available with organisations such as MHADA, CIDCO and the Slum Rehabilitation Authority (SRA).
In addition, the state is developing a comprehensive Housing Stock Portal that will consolidate housing inventory available with MHADA, CIDCO, MMRDA, the Brihanmumbai Municipal Corporation (BMC), SRA and various Central and state government housing schemes. The portal will also facilitate the allocation of houses for special beneficiary groups, including persons with disabilities, mill workers, mathadi workers, dabbawalas and transgender persons.
According to the government, the current housing inventory includes 15,291 housing units with MHADA, 11,830 units with CIDCO, 13,575 houses under local self-government bodies, 2,281 units with the Slum Rehabilitation Authority and 84 housing units with Shivshahi Rehabilitation Project Ltd. Additionally, 3,945 housing units under the Shivshahi Rehabilitation Project have been temporarily allotted to various authorities for use as transit camps.
PMAY-U 2.0 is the second phase of the Centre's flagship affordable housing programme, which aims to provide pucca houses to one crore additional eligible urban families over the next five years through multiple housing verticals, including beneficiary-led construction, partnership projects, affordable rental housing and interest subsidy. Maharashtra remains one of the leading states in the implementation of the scheme, with more than 13.49 lakh houses sanctioned under PMAY-U, including over 1.64 lakh under PMAY-U 2.0.
