SPR India has launched District 12, a commercial office development within its 63-acre SPR City township in Perambur, Chennai, as the developer seeks to capitalise on growing demand for office ownership among micro, small and medium enterprises (MSMEs), startups and professionals.
The project was unveiled earlier this week at an event attended by Thiru A.M. Vikram Raja, State President of Tamil Nadu Vanigar Sangam Peramaippu, along with industrialists, entrepreneurs, investors and business leaders. According to the company, the development supports the Tamil Nadu government's 'Perambur 2.0' initiative, which aims to strengthen the locality as a commercial, business and investment destination.
District 12 offers office spaces ranging from 120 sq. ft. to 3,000 sq. ft., allowing businesses to acquire workspaces suited to their current requirements while providing flexibility for future expansion. The development includes a business centre, clubhouse, elevators and escalators, 100% power backup, CCTV surveillance, round-the-clock security, concierge services, professionally managed common areas and parking facilities.
The commercial project forms part of the wider SPR City mixed-use development, which comprises the Market of India retail destination, a shopping mall, restaurants, food courts, an eight-screen multiplex, entertainment facilities, residential developments, Kauvery Hospital and The Shri Ram Universal School. The integrated ecosystem is intended to support businesses by combining office, retail and residential infrastructure within a single development.
Located in Perambur, the project benefits from proximity to key transport infrastructure. The Perambur Bus Terminus is around 500 metres away, while Perambur Railway Station is located within 1 km of the project. The proposed Perambur Metro Station is approximately 800 metres away, with Chennai Central Railway Station, the Madras High Court and the Tamil Nadu Secretariat also accessible from the development.
Hitesh Kawad, Managing Director of SPR Group, said District 12 reflected the company's objective of creating commercial infrastructure that enables businesses to own office space while supporting Perambur's evolution as an emerging commercial location. He added that the project forms another milestone in the expansion of SPR City and strengthens the area's position as a business destination.
Shashie Kumar, Chief Executive Officer of SPR Commercial, said the development was designed to help businesses convert recurring rental expenditure into long-term property ownership while operating within a professionally managed commercial environment. He added that businesses would also benefit from the integrated ecosystem of SPR City and the Market of India through improved customer reach and networking opportunities.
Navin Ranka, Director of SPR Group, said Perambur's improving infrastructure and connectivity had strengthened its position as one of Chennai's emerging commercial corridors, with District 12 developed to cater to the evolving requirements of startups, MSMEs, professionals and enterprises.
The launch event also included a panel discussion on the 'Perambur 2.0' initiative, moderated by journalist Avudaiappan S. Participants discussed the area's ongoing transformation, highlighting infrastructure improvements, enhanced connectivity, employment generation and increasing demand for organised commercial developments. Former Indian cricketer Anirudha Srikkanth and actor Samyuktha also attended the event and toured the project.
