Paranjape Schemes (Construction) Ltd. has launched The Promenade Residences, a premium residential development within its 150-acre Blue Ridge integrated township in Hinjewadi Phase 1, Pune. The 32-storey project comprises spacious residences with river-facing views and forms part of the township's mixed-use ecosystem, which includes residential, commercial, educational and recreational facilities. Located close to Pune's major IT corridor, the development aims to cater to homebuyers seeking larger homes within an established township. Residents will have access to amenities including a golf course, sports facilities, retail spaces and community infrastructure, while benefiting from improved regional connectivity and proximity to employment hubs.
Paranjape Schemes (Construction) Ltd. has launched The Promenade Residences, a premium residential project within its 150-acre Blue Ridge Township in Hinjewadi Phase 1, Pune. Announced earlier this week, the development expands the company's integrated township and introduces a new residential offering designed to provide larger homes within an established mixed-use community comprising residential, commercial, educational and recreational infrastructure.
The Promenade Residences will rise 32 storeys and has been planned with three residences on each floor to provide greater privacy and lower residential density. According to the developer, each residence will overlook the Mula River on one side while offering views of the Blue Ridge Township and the Pune skyline on the other. The apartments have been designed to maximise natural daylight and ventilation through open layouts and spacious floor planning.
Located in Hinjewadi Phase 1, the project provides access to Pune's information technology and commercial districts while remaining within Blue Ridge Township, which integrates housing with workplaces, schools, retail facilities and leisure infrastructure. The township includes commercial spaces, an ICSE school, a sports club, cafés, restaurants, high street retail and a nine-hole golf course, creating a self-contained residential environment.
Amit Paranjape, Director – Business Development at Paranjape Schemes (Construction) Ltd., said the residential market in Hinjewadi Phase 1 had evolved significantly over the past two decades from one dominated by smaller homes to a location increasingly attracting buyers seeking premium residential developments. He added that improvements in social infrastructure, educational institutions, healthcare facilities and regional connectivity, including the Missing Link project that has reduced travel time to Mumbai to around two and a half hours, had strengthened the area's residential appeal. He also noted that the locality currently records some of Pune's highest residential rental values on a per square foot basis, reflecting sustained demand.
The development has been designed with a range of residential amenities integrated into the wider Blue Ridge Township. Residents will have access to a nine-hole golf course, swimming pool, fitness and dance studios, business hub, retail avenue, work pods, community pavilion, indoor and outdoor play areas, art studio, celebration hall, meeting lounges, recreation lounge, crèche, landscaped open spaces and a nature deck.
Within the residences, the project incorporates open-plan living and dining areas, walk-in wardrobes, dedicated guest entrances and private decks overlooking the Mula River. The developer stated that the project has been planned to balance space, functionality and privacy while complementing the township's existing infrastructure.
With the launch of The Promenade Residences, Paranjape Schemes has expanded the residential offering within Blue Ridge Township, continuing its focus on integrated township developments that combine housing, workplaces, recreational facilities and social infrastructure in a single planned community.
