According to Knight Frank India, the city recorded 27,968 housing sales in H1 2026, up 5% year-on-year, while new launches rose 4% to 34,749 units. Improved connectivity through the Namma Metro expansion, Peripheral Ring Road and Satellite Town Ring Road is driving residential activity across South, East and North Bengaluru, creating opportunities for emerging developers focused on high-growth micro-markets. Developers including Abhee Ventures, Mana Projects and NBR Group have expanded their presence in these infrastructure-led corridors, responding to rising demand for well-connected residential communities close to major employment centres.

Bengaluru's residential market continued its upward trajectory during the first half of 2026, driven by sustained infrastructure investment, a resilient technology sector and expanding commercial activity. Improved connectivity through projects including the Namma Metro expansion, the Peripheral Ring Road and the Satellite Town Ring Road has accelerated residential development across emerging corridors in East, South and North Bengaluru, creating new opportunities for developers and homebuyers alike. 
According to Knight Frank India's India Real Estate: Office and Residential Market Jan–Jun 2026 report, Bengaluru recorded 27,968 residential sales during H1 2026, representing a 5% year-on-year increase and making it the fastest-growing housing market among India's eight largest cities. New residential launches also increased by 4% year-on-year to 34,749 units, indicating continued developer confidence despite moderating market conditions. Average residential prices rose to INR 9,354 per sq ft, supported by sustained demand for projects offering strong connectivity and lifestyle-oriented amenities. 
Residential activity remained concentrated within infrastructure-led growth corridors. South Bengaluru accounted for 36% of new launches and 34% of total sales during the first half of the year, while East Bengaluru contributed 31% of new launches. North Bengaluru emerged as the city's fastest-growing residential corridor, recording double-digit growth in both launches and sales. These markets continue to benefit from expanding metro connectivity, proximity to major information technology parks, improving social infrastructure and healthy end-user demand. 
Against this backdrop, a number of emerging residential developers have expanded their presence across Bengaluru's high-growth micro-markets, aligning project pipelines with infrastructure development and changing homebuyer preferences. 
Founded in 1997, Abhee Ventures has established a residential portfolio across key growth locations including Sarjapur Road, Whitefield, Gunjur, Electronic City and Attibele Road. The developer's projects include high-rise apartments, villa communities, plotted developments and integrated townships, reflecting increasing demand for housing in well-connected residential corridors. 
Mana Projects, established in 2000, has concentrated its developments within Bengaluru's eastern growth corridor. Its residential portfolio spans Sarjapur–Whitefield Road, Sarjapur Main Road and Off Sarjapur Road, comprising premium apartments, villa communities and integrated townships. The company has focused on locations that offer connectivity to major information technology hubs while benefiting from ongoing infrastructure upgrades. 
NBR Group has also strengthened its presence in East Bengaluru through residential developments centred on Sarjapur Road and Kodathi. Its portfolio includes premium apartment projects and master-planned residential communities designed for homebuyers seeking improved connectivity to employment centres such as Whitefield and Electronic City while taking advantage of continuing infrastructure investment in the surrounding areas. 
As Bengaluru's infrastructure pipeline continues to reshape residential development patterns, emerging developers are expected to contribute to the expansion of new housing corridors across the city. With buyers increasingly looking beyond established neighbourhoods towards well-connected micro-markets offering improved liveability and accessibility, developers focusing on strategically located and community-oriented projects are likely to remain active participants in Bengaluru's next phase of residential growth.
