The Yamuna Expressway Industrial Development Authority (YEIDA) has initiated the land acquisition process for the proposed New Noida township by issuing notifications offering 410% additional compensation to landowners in six villages of Gautam Budh Nagar. The acquisition follows approval from the Uttar Pradesh government and marks the first phase of securing land for the industrial city planned across Gautam Budh Nagar and Bulandshahr districts. Conceived as an integrated manufacturing and logistics hub linked to the Noida International Airport, the township will accommodate industrial, commercial and residential development. The phased acquisition is expected to support the state's long-term strategy of expanding industrial infrastructure and attracting investments to the Yamuna Expressway region.
The Yamuna Expressway Industrial Development Authority (YEIDA) has begun acquiring land for the proposed New Noida township by issuing notifications to landowners in six villages of Gautam Budh Nagar, offering compensation equivalent to 410% of the prevailing circle rate. The process commenced in the past week after the Uttar Pradesh government granted approval for the acquisition.
The first phase covers the villages of Dujana, Makhanpur Khadar, Tugalpur, Khubbanpur, Manni Nagla and Parsaul, where land has been identified for the industrial township. The authority stated that acquisition proceedings have formally begun and compensation will be paid in accordance with the state's land acquisition policy.
YEIDA Chief Executive Officer Arun Vir Singh said the authority had initiated the acquisition immediately after receiving the necessary government approval. Notifications have been issued to affected landowners, and further acquisition will continue in phases as the project progresses.
New Noida has been planned as a large integrated industrial township spanning around 209 sq km across 80 villages in Gautam Budh Nagar and Bulandshahr. Approximately 80 sq km falls within Gautam Budh Nagar, while the remaining area lies in Bulandshahr district. The master plan for the township was prepared by the School of Planning and Architecture, New Delhi, and is intended to strengthen industrial development around the Noida International Airport and the Yamuna Expressway corridor.
Earlier this year, YEIDA had also acquired land in Yamuna City's Sector 5A to facilitate the expansion of infrastructure linked to the Noida International Airport. The latest acquisition forms part of the authority's broader strategy to create an industrial ecosystem supporting manufacturing, warehousing and logistics activities.
Under the development plan, the township will include manufacturing industries, logistics parks, commercial establishments, educational institutions and residential neighbourhoods required to support the projected workforce. Nearly 40% of the total land has been earmarked for industrial use, with the remaining area allocated for housing, roads, utilities and other urban infrastructure.
The authority has adopted a phased implementation strategy for the township. The first phase is scheduled to develop approximately 2,380 hectares by 2028. This will be followed by the development of around 3,700 hectares by 2032 and a further 4,320 hectares by 2041. YEIDA stated that the phased approach is intended to align infrastructure creation with anticipated industrial demand while supporting long-term urban and economic growth in the region.
