According to the developer, the project has attracted interest from business owners, investors and non-resident Indians (NRIs).
The developer said the project was planned to address the demand for quality commercial developments in Mumbai by offering modern office infrastructure, flexible workspace options and strong connectivity. The company added that the response received so far reflects continued demand for well-located commercial assets that cater to different business requirements.
According to AGM Vijaylaxmi Group, the project has received enquiries from a diverse occupier base, including corporates, small and medium enterprises (SMEs), micro, small and medium enterprises (MSMEs), professionals and business owners. The developer stated that investors have also shown interest in the project due to its potential for rental income and long-term capital appreciation.
Commenting on the market response, Vikash Kawar, Director of AGM Vijaylaxmi Group, said the performance of Sixty3 W.E. Business Park reflects a broader shift in the commercial real estate sector, where office spaces are increasingly being viewed as long-term business and investment assets rather than only operational requirements. He added that occupiers are focusing on accessibility, operational efficiency and brand value, while investors continue to prefer quality commercial assets capable of generating stable returns over time. Gagan Mehta, Director of AGM Vijaylaxmi Group, said the project has drawn interest from three key buyer segments business owners planning to occupy office spaces, investors evaluating rental opportunities and NRIs looking at commercial real estate investments in India. He added that attracting all three segments simultaneously is uncommon for a single commercial development. Mehta also said that six floors of the project have already been completed, allowing prospective buyers and investors to inspect the construction progress. He further noted that the company has received encouraging support from NRI buyers, who have shown confidence in the timely delivery of the project.
The developer attributed the demand to the project's location on the Western Express Highway, along with connectivity to Mumbai Metro, the airport and several commercial business districts. It added that accessibility continues to be an important factor influencing office space decisions for both occupiers and investors.
The company also highlighted increasing interest from NRIs in India's commercial real estate sector, stating that many overseas investors are looking at Grade A office assets that can generate stable rental income over the long term.
