Duville Estates has reaffirmed its focus on a design-led development approach centred on long-term usability, space efficiency and community creation as it evaluates expansion opportunities across East Pune and other markets in Maharashtra. The developer said its philosophy is guided by a legacy dating back to 1810 and focuses on creating residential communities that remain relevant over time rather than following short-term architectural trends. The company highlighted the growing significance of Pune’s eastern corridor as a residential and commercial growth destination and said future projects will continue to emphasise thoughtful planning, functionality and sustainability. Duville Estates currently operates in Mumbai and Pune, with its 31-acre Riverdale township in Kharadi serving as its flagship development.
Duville Estates has outlined its design-led development philosophy and long-term growth strategy, emphasising the role of functionality, space efficiency and community-centric planning in shaping future residential projects across Maharashtra.
The Mumbai- and Pune-based developer stated that its approach to real estate development is rooted in design thinking, a framework that prioritises the needs and experiences of residents throughout the planning and development process. According to the company, this methodology influences decisions relating to project layout, spatial design, functionality, community interaction and long-term adaptability.
The company said its development philosophy draws from the legacy of the Dubash family, which traces its business history back to 1810. Duville Estates noted that principles such as trust, integrity and long-term value creation continue to guide its operations and project planning.
Rather than pursuing architectural styles linked to specific periods or market cycles, the developer said it seeks to create projects based on the concept of timeless design. The focus is on developing residential communities that remain functional, relevant and attractive over extended periods while adapting to changing lifestyle requirements.
Duville Estates stated that this philosophy is becoming increasingly relevant as Pune’s eastern corridor continues to emerge as a major residential and commercial destination. Infrastructure upgrades, commercial expansion and evolving lifestyle preferences are contributing to growth across the region, particularly in areas witnessing increased housing demand.
The company said it is currently evaluating opportunities to expand its presence across key micro-markets in East Pune as well as other strategic locations within Maharashtra. Future developments will continue to be guided by principles of long-term planning, efficient design and community-focused development, according to the company.
Commenting on the company's approach, Tushad B. Dubash, Director of Duville Estates, said projects that continue to remain relevant over decades are typically designed with enduring functionality rather than short-term trends in mind. He stated that the company aims to create developments that improve the way people live, respond to changing needs and deliver value over the long term.
Dubash added that the company's development philosophy is reflected in its belief that construction is temporary while the impact of a thoughtfully planned community can extend across generations. He said the focus remains on creating homes that retain their relevance and appeal over time.
Duville Estates currently operates in the residential and commercial real estate sectors in Mumbai and Pune. Its flagship project, the 31-acre Riverdale micro-township in Kharadi, Pune, includes completed developments such as Riverdale Heights, Riverdale Residences and Riverdale Suites. The company has also announced upcoming phases including Riverdale Grove and additional towers within Riverdale Grand.
The developer highlighted its focus on sustainability across its projects. The first phase of Riverdale has received IGBC Gold certification, while the second phase has been awarded Platinum certification by ASSOCHAM-GEM (Green Energy Management). According to the company, the project is among a limited number of residential developments in Pune to receive a five-star pre-certification under the green building framework.
As it pursues future expansion, Duville Estates said it will continue to focus on integrating design efficiency, sustainability and long-term planning into its residential developments while responding to changing consumer preferences across Maharashtra’s housing market.
