Primary Health Properties (PHP) has confirmed that it is in advanced discussions with an unnamed investor over a potential joint venture involving its private hospital assets. 
The UK-based healthcare real estate investment trust (REIT) said the discussions are continuing, but stressed that there is no certainty that an agreement will be reached or regarding the terms of any potential transaction. 
The company indicated that it has been assessing strategic options for its private hospital portfolio as part of efforts to enhance long-term value. Among the options under consideration are joint venture structures that could bring in external investment while allowing PHP to continue benefiting from the performance of the assets. 
According to the company, it remains focused on evaluating all available alternatives for the portfolio and has not yet made a final decision on the future structure of the assets. 
The development comes as PHP continues to strengthen its position in the healthcare real estate sector following its merger with Assura in 2025. The transaction created one of the largest healthcare property owners in the UK market, expanding the company's presence across primary care facilities, healthcare centres and hospital-related assets. 
PHP currently owns and manages a property portfolio valued at approximately GBP 6 billion across the UK and Ireland. The portfolio includes healthcare facilities that support both public and private healthcare services, making the company one of the major investors in healthcare real estate in the region. 
The latest discussions reflect a broader trend within the healthcare property sector, where REITs are increasingly exploring partnerships, asset-level transactions and joint ventures to optimise capital allocation, improve returns and support future growth opportunities.
