Accenture has leased 10.16 lakh sq ft of office space at Aparna Technopolis in Kondapur, Hyderabad, under a 10-year agreement, reflecting continued demand from multinational occupiers and Global Capability Centres (GCCs) in India’s office market. According to data reviewed by CRE Matrix, the lease agreement between Aparna IT Hub LLP and Accenture Solutions Pvt Ltd was registered on 10 June. The office space has been leased in two phases at a rental rate of INR 74 per sq ft, with the combined starting monthly rental commitment exceeding INR 7 crore. The transaction is among the larger office leasing deals in Hyderabad and highlights sustained occupier interest in premium commercial assets across key technology markets.
Accenture Solutions Pvt Ltd has taken on lease more than 10.16 lakh sq ft of office space in Hyderabad under a 10-year agreement with Aparna IT Hub LLP, according to lease documents reviewed by real estate data analytics firm CRE Matrix.
The lease deed, registered on 10 June, relates to office premises located within the Aparna Technopolis development at Kondapur, one of Hyderabad’s established information technology and commercial corridors. The space has been leased in warm shell condition and will be occupied in two phases.
According to CRE Matrix, the total chargeable area leased by Accenture amounts to 10,16,912 sq ft, while the carpet area is approximately 7.57 lakh sq ft. The transaction represents one of the larger office leasing agreements recorded in Hyderabad in recent months.
The first phase of the lease commenced in April 2026, although rental payments for that portion are scheduled to begin from 16 December 2026. The second phase lease commenced in September 2026, with rent payments set to start from 1 February 2027.
The agreed rental for office space is INR 74 per sq ft, while cafeteria space has been leased at INR 37 per sq ft. Based on the lease structure, the first phase carries a starting monthly rental of approximately INR 3.53 crore. This amount is scheduled to increase over the lease tenure and is expected to reach nearly INR 5.14 crore annually adjusted by FY2035-36.
For the second phase, the initial monthly rental has been fixed at around INR 3.69 crore. Under the escalation provisions contained in the lease agreement, this amount is projected to rise to approximately INR 5.37 crore by FY2035-36.
The combined starting monthly rental commitment for both phases exceeds INR 7 crore, underlining the scale of the transaction and the occupier's long-term commitment to the Hyderabad office market.
The lease reflects the continued strength of India's commercial office sector, which has witnessed sustained demand following the COVID-19 pandemic. A significant share of this demand has come from multinational corporations expanding their presence through Global Capability Centres, technology operations and business service hubs.
Hyderabad remains one of the country's leading office markets, attracting occupiers from technology, consulting, financial services and engineering sectors due to its established infrastructure, skilled workforce and large commercial developments.
The transaction comes shortly after Accenture reported financial results for the quarter ended May. The Dublin-headquartered consulting and technology services company reported revenue of USD 18.7 billion for the period, compared with USD 17.7 billion in the corresponding quarter of the previous fiscal year. Net income rose to USD 2.39 billion from USD 2.24 billion a year earlier.
Accenture follows a September-August financial year, making the March-May period the third quarter of FY26. The latest Hyderabad lease further reinforces the company's long-term operational presence in India, which continues to serve as a key hub for its global delivery and technology services network.
