The Ahmedabad Municipal Corporation (AMC) has launched a property tax relief scheme for commercial establishments willing to open their parking facilities to the public without charging a fee. The initiative is designed to improve parking availability in congested areas, reduce unauthorized roadside parking and make better use of existing parking infrastructure across the city. 
Under the policy, owners of commercial and institutional properties can receive a property tax exemption on designated parking areas if they agree to allow public access to those spaces free of cost. The civic body believes that a significant amount of parking capacity already exists within private premises and can help ease pressure on public roads if made accessible to citizens. 
The scheme covers a wide range of non-residential properties, including shopping malls, hotels, theatres, multiplexes, mini-plexes, hospitals, educational institutions, community halls, party plots, social organizations, gyms and similar establishments. Properties located along major roads, highways and ring roads are also eligible to participate. 
According to AMC, participating property owners must submit a Parking Availability and Sharing Consent Form and formally agree to provide free parking access to the public. Only those properties that comply with the prescribed conditions will qualify for the tax benefit. 
The civic body has linked the exemption to the actual parking area available within a property. Parking capacity will be calculated using the Equivalent Car Space (ECS) method, under which one ECS is considered equal to 13.75 square metres. Applicants will be required to declare the total parking area and the number of vehicles that can be accommodated within the premises. 
Officials have also laid down operational guidelines to ensure that the system functions effectively. Participating establishments must designate a responsible person to manage the parking facility and record vehicle entries through AMC's AmadaPark mobile application. The platform is expected to provide real-time information on parking availability, helping motorists locate vacant parking spaces more efficiently. 
Property owners will additionally have to install proper signage and ensure that parking spaces are clearly marked for public use. The civic body expects these measures to improve visibility, ease access and create a more organized parking ecosystem across commercial zones. 
The scheme comes at a time when Ahmedabad is witnessing increasing vehicle ownership and growing demand for parking infrastructure. In several commercial and mixed-use areas, vehicles parked on roadsides often contribute to traffic bottlenecks, reduced road capacity and inconvenience for commuters. Civic officials view the sharing of existing private parking facilities as a cost-effective way to address these challenges without requiring large-scale land acquisition or new parking construction. 
AMC has clarified that establishments charging parking fees, restricting public access or failing to comply with registration and operational requirements will not be eligible for the exemption. The civic body is expected to monitor participating properties to ensure continued adherence to the scheme's conditions. 
Commercial property owners who choose not to participate will continue to be governed by existing property tax assessment provisions for parking areas. They will also be required to complete relevant self-assessment procedures as prescribed by the municipal corporation. 
The initiative adds to Ahmedabad's ongoing efforts to improve urban mobility, optimize land use and strengthen traffic management through policy-led interventions. By encouraging shared use of existing parking infrastructure, AMC is attempting to address one of the city's persistent urban challenges while creating a financial incentive for property owners to participate.
