Sobha reports record quarterly sales bookings of INR 3,656 crore in Q1

Synopsis

Sobha Ltd reported its highest-ever quarterly sales bookings of INR 3,656.1 crore during the first quarter of FY27, marking a 76 per cent increase from the corresponding period last year. The Bengaluru-based developer sold 1,432 homes and plots spanning 2.34 million sq ft, supported by strong demand for newly launched projects in Bengaluru and Gurugram. Bengaluru accounted for more than half of the company's total sales value, while Delhi-NCR contributed nearly 38 per cent. During the quarter, Sobha also launched 6.89 million sq ft of saleable area across three projects and completed 671 homes across eight developments.

Sobha Ltd has reported sales bookings of INR 3,656.1 crore during the April-June quarter of FY27, registering a 76 per cent increase from INR 2,078.8 crore recorded in the corresponding quarter of the previous financial year. According to the company's latest operational update released in the past week, the performance represents the highest quarterly sales bookings achieved by the Bengaluru-based real estate developer. 
The company sold 1,432 homes and plots during the quarter, covering a total saleable area of 2.34 million sq ft. Sobha stated that the growth was driven primarily by strong customer response to new residential project launches in Bengaluru and Gurugram. 
Compared with the corresponding quarter of FY26, the company recorded a 76 per cent increase in sales value, while the saleable area sold rose by 62 per cent. The number of homes and plots sold increased by 78 per cent year-on-year. 
Bengaluru remained the company's largest market during the quarter, generating sales bookings of INR 2,067 crore and contributing 56.5 per cent of the total sales value. Delhi-NCR emerged as the second-largest contributor, with sales bookings of INR 1,384 crore, accounting for 37.9 per cent of overall pre-sales during the reporting period. 
During the quarter, Sobha expanded its development pipeline by launching projects with a combined saleable area of 6.89 million sq ft. The launches were spread across three residential developments located in Bengaluru and Gurugram. 
The company also completed construction of 671 homes across eight projects during the reporting period. These developments together accounted for 1.08 million sq ft of saleable area, adding to Sobha's completed residential inventory. 
The operational performance reflects continued demand in key residential markets, particularly Bengaluru and Delhi-NCR, where the company has been expanding its project portfolio. The latest quarterly update indicates that new launches contributed significantly to sales momentum while construction activity continued across existing developments. 
Sobha, a listed real estate developer, operates residential projects across multiple cities in India. During FY26, the company recorded total property sales worth INR 8,135.9 crore, with the first quarter of FY27 marking its strongest quarterly pre-sales performance to date.
