The proposed redevelopment of Motilal Nagar in Goregaon West has come under detailed scrutiny after authorities flagged several deficiencies in the redevelopment plan, requiring the project proponent to revise aspects of the proposal before it proceeds through the approval process.
According to information compiled from multiple reports, the observations primarily relate to planning and infrastructure parameters, including traffic circulation, open spaces, civic amenities, internal road network and overall project compliance with applicable planning norms. Authorities have sought additional technical details and modifications to ensure that the redevelopment is implemented in a sustainable and efficient manner.
Officials have asked the project proponent to submit revised plans addressing the identified shortcomings along with the necessary technical studies and clarifications. The proposal will undergo further examination after the revised submissions are received to ensure that all planning and regulatory requirements are adequately met before approvals are granted.
The Motilal Nagar redevelopment is one of Mumbai's largest urban renewal projects, covering approximately 143 acres in Goregaon West. The project aims to redevelop Motilal Nagar I, II and III by rehabilitating existing residents while creating modern residential, commercial and public infrastructure. It is being implemented by the Maharashtra Housing and Area Development Authority (MHADA) through the Construction and Development Agency (C&DA) model.
Once completed, the redevelopment is expected to transform the ageing housing colony into an integrated urban neighbourhood with upgraded infrastructure, improved public amenities, enhanced mobility and better-quality housing. Authorities, however, have indicated that all planning deficiencies must be satisfactorily addressed before the project advances to subsequent stages, ensuring that the redevelopment aligns with statutory regulations and long-term urban planning objectives.
