CREDAI Karnataka has urged the state government to streamline project approval processes, citing prolonged delays that are affecting housing supply and increasing development costs. The developers' body has proposed time-bound clearances, digitisation of approvals and better coordination among government departments. It said faster approvals would help meet rising housing demand, improve project execution and support investment in the state's real estate sector while reducing regulatory bottlenecks faced by developers.
The Confederation of Real Estate Developers' Associations of India (CREDAI) Karnataka has called on the state government to accelerate project approval processes, stating that lengthy regulatory procedures are delaying project execution, increasing costs and affecting the timely delivery of housing projects.
According to the developers' body, obtaining statutory approvals for residential and commercial developments often requires clearances from multiple government departments, resulting in extended timelines before construction can commence. These delays increase financing costs, postpone project launches and limit the supply of new housing despite sustained market demand.
CREDAI Karnataka said Bengaluru and several other urban centres continue to witness steady demand for residential properties, supported by employment growth, infrastructure development and expanding business activity. However, delays in obtaining approvals are preventing developers from bringing projects to market at the required pace.
The association has requested the state government to introduce a more streamlined and time-bound approval framework. Among its key recommendations are greater digitisation of the approval process, defined timelines for granting clearances, and improved coordination between departments involved in granting development permissions.
Developers said an integrated single-window clearance mechanism could significantly reduce administrative delays while improving transparency and predictability in project execution. They noted that faster approvals would enable developers to plan construction schedules more efficiently and improve the overall ease of doing business in the real estate sector.
CREDAI Karnataka also highlighted that prolonged approval timelines ultimately affect homebuyers, as increased financing and compliance costs are reflected in project pricing. Reducing approval periods would help developers optimise costs and improve the timely delivery of residential projects.
The association pointed out that Karnataka has seen significant investment in infrastructure, including metro rail expansion, road connectivity and industrial development, creating opportunities for new residential and mixed-use developments. It said aligning regulatory processes with this infrastructure growth would help meet future housing requirements more effectively.
Industry representatives emphasised that regulatory reforms should focus on simplifying procedures without compromising statutory compliance or environmental safeguards. They stated that technology-driven approval systems, digital documentation and inter-departmental coordination could substantially improve processing efficiency while maintaining oversight.
CREDAI Karnataka said faster approvals would support greater private investment, improve housing supply and strengthen the state's real estate ecosystem. The association has expressed its willingness to work with the government to develop a more efficient approval framework that balances regulatory requirements with the need for timely project implementation.
