IHG signs deal to develop 350-key InterContinental hotel in Mumbai’s Goregaon

Synopsis

IHG Hotels & Resorts has signed a management agreement with Zon Hotels (Mumbai) Private Limited to develop InterContinental Mumbai Goregaon, strengthening its luxury hospitality presence in Mumbai. Scheduled to open in the first quarter of 2030, the 350-key hotel will be located in Goregaon, a rapidly growing commercial and business hub in the city’s western suburbs. The project will feature luxury accommodation, multiple dining options, large-scale event facilities and wellness amenities. The development reflects growing investor confidence in Mumbai’s hospitality market amid increasing business travel, corporate demand and premium accommodation requirements.

IHG Hotels & Resorts has entered into a management agreement with Zon Hotels (Mumbai) Private Limited to develop InterContinental Mumbai Goregaon, a new luxury hotel that is expected to open in the first quarter of 2030. The project will add another internationally branded luxury property to Mumbai's hospitality landscape and further strengthen IHG's footprint in one of India's largest commercial and travel markets. 
The upcoming hotel will be located in Goregaon, a fast-growing commercial corridor in Mumbai's western suburbs. Positioned between Andheri and Malad, the property is expected to benefit from strong connectivity to key business districts, entertainment hubs, transport infrastructure and residential catchments across the city. 
The hotel will feature 350 guest rooms, including 70 suites, targeting both business and leisure travellers. The signing also marks a further expansion of IHG's luxury portfolio in Mumbai, where demand for premium hospitality assets has remained strong due to increasing corporate activity, exhibitions, conventions and domestic travel. 
According to IHG, Mumbai continues to witness robust demand from both business and leisure segments, while Goregaon has emerged as an important commercial destination with growing office developments, media hubs and corporate occupiers. The company believes the location offers significant potential for a luxury hospitality project. 
The InterContinental brand, one of the world's oldest international luxury hotel brands, currently operates more than 237 hotels globally and has over 100 additional properties under development. The brand is known for its presence in major gateway cities and premium travel destinations worldwide. 
Guests at InterContinental Mumbai Goregaon will have access to five food and beverage outlets, including an all-day dining restaurant, specialty restaurants, a bar and a lobby lounge. The property will also include extensive meeting and event infrastructure, including what is expected to be among the largest ballroom facilities in Mumbai. 
Additional amenities planned for the development include a fitness centre, spa, swimming pool, retail spaces and ample parking facilities. These features are aimed at serving corporate events, weddings, conferences and high-end leisure travellers. 
Representatives of IHG and Zon Hotels indicated that the project builds on their existing relationship and reflects a shared focus on developing large-scale hospitality assets in key urban markets. They stated that the hotel is being designed to international standards and is expected to strengthen the luxury hospitality offering in North Mumbai. 
Industry observers note that Mumbai's hotel sector has witnessed renewed investment activity over the past few years, supported by rising tourism, growing business travel and limited supply of new luxury hotels in certain micro-markets. Areas such as Goregaon, which host major exhibition centres, media companies and corporate offices, have increasingly attracted interest from hospitality developers. 
The project is being developed through Zon Hotels (Mumbai) Private Limited, a joint venture between the SanRaj Group and DGS Group. SanRaj Group already owns the 245-key Holiday Inn Mumbai International Airport, making this its second hotel partnership with IHG. 
SanRaj Group currently owns and operates seven hotels across India and the United Kingdom with approximately 1,100 operational rooms. Alongside the InterContinental Mumbai Goregaon project, the group is also developing a greenfield luxury resort in Goa with around 150 rooms. It is additionally pursuing acquisitions of two premium and luxury hotel assets, which could expand its portfolio to nine operating hotels during the current year. 
IHG currently operates 52 hotels across seven brands in India, including Six Senses, InterContinental Hotels & Resorts, Crowne Plaza, voco Hotels, Holiday Inn Resort and Holiday Inn Express. The company also has a pipeline of 98 hotels planned for development across the country over the next three to five years, highlighting its continued focus on the Indian hospitality market.
