Real estate developer Migsun Group has announced an investment of around INR 250 crore to develop a premium serviced apartment project in Rohini, New Delhi, as the company seeks to expand its presence in the managed residential housing segment. The project will comprise nearly 500 serviced apartments and is intended to address growing demand for professionally managed living spaces in the national capital. 
The development will be located in Rohini, one of Delhi's established residential zones, and will add to the company's portfolio of residential projects. According to the company, the project is being positioned within the premium serviced housing category, a segment that has witnessed increasing interest from homebuyers and residents seeking a combination of residential convenience and hospitality-oriented services. 
Migsun Group said the investment commitment for the project is estimated at approximately INR 250 crore. The company did not disclose a construction timeline or expected completion schedule but indicated that the development would consist of nearly 500 premium serviced apartments. 
Commenting on the project, Yash Miglani, Managing Director of Migsun Group, said there was a growing preference among residents for premium managed homes that provide the comfort of conventional residential living while also offering hospitality standards and professionally managed services. He noted that demand for such accommodation formats has been increasing as consumer expectations evolve and residents seek enhanced convenience and service-led living experiences. 
The announcement comes at a time when developers are exploring specialised residential formats beyond traditional housing projects, including serviced residences and managed accommodation. Such developments are increasingly being targeted at urban professionals, long-term occupants and residents seeking flexible living arrangements supported by dedicated property management services. 
Migsun Group has an existing portfolio of around 20 million sq ft across completed and under-construction projects. The company has developed projects across residential, commercial and mixed-use segments in northern India and continues to expand its development pipeline through new project launches. 
With the proposed Rohini development, Migsun Group is adding another residential project to its portfolio in the Delhi-NCR region, while strengthening its presence in the premium managed housing segment through a sizeable investment in serviced apartment infrastructure.
