Dubai-based real estate developer and investor Sweid & Sweid has signed The Executive Centre (TEC) to operate more than 53,000 sq ft of premium flexible workspace at Sweid One, its Grade A commercial development in Jumeirah Lakes Towers (JLT) within the DMCC free zone. The agreement marks TEC’s entry into DMCC and expands its presence across key commercial hubs in the UAE. TEC will occupy two full floors at the development, offering serviced offices, meeting facilities, collaborative workspaces and event areas. Sweid One spans approximately 1 million sq ft of built-up area, including around 500,000 sq ft of Grade A office space. The partnership reflects growing demand from businesses seeking flexible, high-quality work environments within established commercial districts.
Sweid & Sweid, a Dubai-based real estate development and investment firm, has appointed The Executive Centre (TEC) to operate more than 53,000 sq ft of premium flexible workspace at Sweid One, a Grade A commercial development in Jumeirah Lakes Towers (JLT) within Dubai’s DMCC free zone. The agreement, announced on June 3, marks TEC’s first presence in DMCC and expands the flexible workspace operator’s footprint across the UAE.
Under the arrangement, TEC will occupy two full floors at Sweid One, creating a serviced office destination designed to cater to businesses seeking flexible workplace solutions. The facility will include private offices, collaborative workspaces, executive meeting rooms, boardrooms and event facilities, supported by dedicated on-site teams and enterprise-grade infrastructure.
The workspace has been designed to accommodate both immediate occupancy and future expansion requirements, enabling companies to scale operations without committing to conventional long-term leasing structures. The offering aligns with increasing demand from occupiers for flexible, service-oriented office environments that combine workplace quality with operational agility.
Located within the DMCC free zone, Sweid One comprises approximately 1 million sq ft of built-up area, including around 500,000 sq ft of Grade A office space. The project has been developed to international architectural and sustainability standards and incorporates features such as large floor plates, four-metre floor-to-floor heights, energy-efficient HVAC systems, solar-efficient glazing and sustainability-focused design specifications aligned with LEED standards.
The development will also feature a range of food and beverage and convenience amenities, including Boon Coffee and The Kitchen by Spinneys Food Hall. A premium restaurant with an outdoor terrace is also planned and is expected to be announced at a later stage.
Situated in one of Dubai’s established commercial districts, the project offers access to more than 600 cafés and restaurants and over 300 retail and convenience outlets. The location benefits from connectivity to Sheikh Zayed Road, Sheikh Mohammed Bin Zayed Road and two metro stations, while also leveraging DMCC’s ecosystem of more than 25,000 registered companies.
TEC’s expansion into DMCC adds to its existing UAE portfolio, which includes approximately 96,875 sq ft at Dubai World Trade Centre, 32,292 sq ft at One Za’abeel and 53,820 sq ft at Abu Dhabi Global Market. Beyond traditional office leasing, the company will offer occupiers access to meeting facilities, event spaces, project offices and short-term expansion options within the building.
Maher Sweid, Managing Partner at Sweid & Sweid, said the company’s experience across its commercial portfolio had highlighted changing occupier requirements, with businesses increasingly seeking flexible workplace solutions that can support different stages of growth. He noted that the addition of TEC complemented Sweid One’s Grade A office offering and broadened the range of workspace options available within the development.
