Casagrand launches waterfront apartments in Madhavaram and villa community in Thaiyur

Synopsis

Casagrand Premier Builder Limited has expanded its residential portfolio in Chennai with the launch of two new housing projects across North and South Chennai. The developer introduced Casagrand Aquagrove, a waterfront luxury apartment community overlooking Puzhal Lake in Madhavaram, and Casagrand Glenmere, a villa community in Thaiyur along the OMR growth corridor. Together, the projects add more than 650 homes to the market across premium apartment and villa segments. The launches reflect rising demand for larger homes, lifestyle-focused communities and projects located near emerging infrastructure and employment hubs in Chennai.

Casagrand Premier Builder Limited has announced the launch of two residential projects in Chennai as the company expands its presence across key growth corridors in the city. The new developments include Casagrand Aquagrove in Madhavaram and Casagrand Glenmere in Thaiyur, targeting buyers looking for lifestyle-oriented apartment and villa communities.


The company launched Casagrand Aquagrove as a waterfront luxury apartment project overlooking Puzhal Lake in North Chennai. Spread across 6.7 acres in Madhavaram, the project will have 544 units comprising 2, 3 and 4 BHK apartments priced between INR 89 lakh and INR 1.83 crore.

The project has been designed with seven apartments per floor and three-sided ventilation for each home to improve natural light and airflow. Around 85% of the development has been allocated to open spaces and landscaped areas covering nearly 4.5 acres.

The community includes more than 95 amenities such as a 15,500 sq ft clubhouse, a 9,000 sq ft swimming pool with lake-view walkway, fitness facilities, sports infrastructure and themed landscaped gardens. Amenities planned at the project include a CrossFit zone, cricket practice net, basketball practice area, children’s play zones, reading deck, giant chess area and multiple garden concepts including aromatic and herb gardens.

Located in Madhavaram, the project is connected through Chennai Outer Ring Road, Chennai Bypass and Grand Northern Trunk Road, improving access to industrial and commercial zones such as Ambattur Industrial Estate, Red Hills and other parts of North Chennai. The area has also witnessed increasing residential activity in recent years due to upcoming metro connectivity and infrastructure upgrades.

Alongside this, the developer introduced Casagrand Glenmere in Thaiyur, a 6.3-acre villa community positioned along Chennai’s southern residential corridor near OMR. The project includes 110 independent 3 BHK villas with prices starting from INR 1.34 crore.

According to the company, the villas have been planned with larger layouts, private garden areas of over 400 sq ft and garden-facing bedroom suites. Each villa also includes convertible balconies aimed at offering flexible living spaces.

The project allocates nearly 65% of the area to open spaces and includes over 30 amenities. Planned facilities include an 8,000 sq ft clubhouse, rooftop swimming pool, fitness centre, indoor games arena, aqua volleyball court, movie lounge, Zen courtyard, pet-friendly spaces and stargazing deck.

Thaiyur has emerged as a key residential destination due to its proximity to the OMR IT corridor and employment hubs such as Siruseri SIPCOT. The location has seen growing demand from homebuyers looking for larger homes with access to social infrastructure including schools, healthcare centres and retail developments.

The launches come at a time when Chennai’s residential market is seeing increased interest in integrated communities with lifestyle amenities, open spaces and improved connectivity. Developers across the city have been focusing on projects in peripheral growth corridors where infrastructure expansion and metro connectivity are expected to support long-term housing demand.

Casagrand Aquagrove has been registered under Tamil Nadu RERA with registration number TNRERA/29/BLG/0183/2026, while Casagrand Glenmere has received registration number TNRERA/35/BLG/0085/2026.
