BuzzWorks, the managed office and co-working platform of Brigade Group, has expanded its commercial real estate presence in Karnataka with the launch of a 16,000 sq ft flexible office space in Mysuru. The new workspace, located at Brigade Vantage on Vinoba Road, offers more than 500 seats and is aimed at serving growing demand from global capability centres (GCCs), startups and corporates looking for managed office spaces in tier-II cities.
The company said the Mysuru centre has been developed with enterprise-grade office infrastructure while also incorporating design elements inspired by the city’s local architecture and culture. The launch comes as businesses increasingly look beyond metro cities such as Bengaluru, Hyderabad and Chennai for office expansion due to lower operational costs, improving infrastructure and access to skilled talent.
Siddharth Verma, business head at BuzzWorks, said the company sees strong long-term demand for flexible workspaces in emerging business cities. He stated that companies now expect high-quality office infrastructure even in non-metro locations, leading to rising demand for managed office solutions across tier-II markets.
The company has also outlined expansion plans across Bengaluru and Chennai as part of its FY27 growth strategy. In Bengaluru, BuzzWorks plans to expand its presence at Brigade Tech Gardens in Whitefield and launch another centre at Brigade Elysium in Varthur. The company is also increasing office capacity at the World Trade Centre campus at Brigade Gateway in Rajajinagar due to sustained occupier demand.
In Chennai, BuzzWorks is preparing to launch a new managed workspace centre at Brigade Tech Boulevard. The company expects demand from sectors such as BFSI, automotive engineering and technology services, especially from GCC occupiers that continue to expand operations in South India.
India’s managed office and co-working sector has witnessed strong growth over the last few years as companies continue to adopt hybrid working models and flexible leasing strategies. Industry experts believe tier-II office markets including Mysuru, Coimbatore, Jaipur and Indore are gradually emerging as alternative commercial hubs due to lower rentals and improving urban infrastructure.
BuzzWorks had earlier expanded into Hyderabad with a 25,000 sq ft workspace facility at Auro Orbit in Hitec City. Since entering the flexible workspace segment in 2019, the company has steadily expanded across southern India. Brigade Group, which operates across residential, commercial, retail and hospitality segments, has developed more than 90 million sq ft of real estate projects since 1986.
Earlier, Brigade Enterprises had also stated that it aims to scale its managed office portfolio significantly over the coming years as demand for flexible commercial spaces continues to increase across major and emerging office markets.
