Sadbhavna Vruddhashram, the Rajkot-based institution known as the world's largest free old-age home, announced two large-scale initiatives during a Mumbai press interaction earlier this week. The Karnataka High Court has upheld the Enforcement Directorate's (ED) attachment of Flat 7A in Kingfisher Towers, Bengaluru, finding that the property legally remains with United Breweries Holdings Ltd (UBHL) and not with the purchaser. MHADA has submitted a detailed proposal to the state government to boost affordable rental housing across the Mumbai Metropolitan Region. The plan, presented by MHADA CEO Sanjeev Jaiswal, recommends cost-reducing incentives such as 0.5 additional FSI in Mumbai city and 0.3 in the rest of MMR, along with a 50% share of development charges for societies to use as a corpus fund. Key tax benefits include full property-tax waiver for five years, reduced tax for the next five, INR 500 stamp duty, and complete state GST waiver. The Orissa High Court has instructed residents of Shantipalli Basti in Bhubaneswar to vacate their homes and move into transit housing so the in-situ slum redevelopment under PMAY-Urban can proceed. The Andhra Pradesh government has directed officials to ensure that all beneficiaries under the Pradhan Mantri Awas Yojana (PMAY) receive BEE star-rated, energy-efficient appliances through a programme being implemented with Energy Efficiency Services Limited (EESL). The distribution includes LED bulbs, LED tube lights and BLDC fans covering nearly six lakh households. Arada, the UAE-based real estate developer backed by Gulf royals, has decided to acquire an 80% stake in the Thameside West mixed-use project in east London. Delhi-based AU Real Estate acquired the selling rights, buying 462 units in Aspire Leisure Valley and 147 units in Aspire Centurian Park. The Maharashtra government has approved the long-awaited redevelopment of Kamathipura, assigning the project to MHADA's Mumbai Building Repairs & Reconstruction Board under the Construction & Development Agency model. A survey found nearly 800 dilapidated, century-old buildings across 34 acres. Using DCPR 2034's Regulation 33(9) for cluster redevelopment, MHADA's plan will rehouse about 8,001 people, offering both residential and non-residential tenants 500 sq ft two-bedroom flats. Landowners will receive units based on plot size. The project includes new homes, commercial spaces and open areas, transforming the precinct into a modern 'urban village.'
