GHR Infra has introduced GHR Trivana, a boutique villa development in South Hyderabad, adding a low-density option to the city's growing villa market. Spread across 5.61 acres, the project comprises 52 villas and is fully registered with Telangana RERA. The development focuses on cross-ventilation, natural light and a wide range of lifestyle amenities, while targeting IGBC Gold pre-certification. Located near the Nehru Outer Ring Road, the project benefits from strong airport access and proximity to emerging industrial and employment hubs in the southern corridor.
GHR Infra has launched GHR Trivana, a new gated villa community in South Hyderabad, expanding its footprint in the city's premium low-density housing segment. The project, which received Telangana RERA registration under number P02400009860, is positioned as a limited-scale development with 52 villas planned across 5.61 acres. The developer has emphasised design elements such as calibrated orientations, ventilation and daylight as key aspects of the project layout.
The villa mix includes four-bedroom units built on plots measuring 239 sq yds and five-bedroom units on plots of 304 sq yds. These configurations are intended to support larger families as well as evolving requirements such as work-from-home spaces. The master plan prioritises east- and west-facing orientations to enhance airflow and reduce reliance on artificial lighting during the day.
A central clubhouse of over 15,000 sq ft forms the social core of the development. Facilities include a gym, indoor games areas, multipurpose halls, yoga and aerobics space, hobby rooms, table tennis and billiards areas, co-working zones, sun decks and barbeque pavilions. Separate swimming pools have been planned for adults and children. Outdoor amenities extend to landscaped lawns, an amphitheatre, pergola seating, neighbourhood parks and fitness stations, along with courts for pickleball and basketball practice and a cricket pitch. Children's play areas with EPDM and sand surfaces are also part of the plan. Daily convenience is addressed through an in-project supermarket and a multi-utility space.
The project is located at Almasguda, Tukkuguda, close to Exit 14 of the Nehru Outer Ring Road. This location allows signal-free access to Rajiv Gandhi International Airport in around 20 minutes and places the site within a 30 km radius of Hyderabad's main technology and financial districts. The surrounding area includes Hardware Park, Fab City and the upcoming Pharma City, which have been driving residential demand in South Hyderabad. The site also lies close to the proposed Bharat Future City, also referred to as Hyderabad's fourth city, which is being planned along the Srisailam and Nagarjunasagar highways to ease urban congestion and support long-term economic growth.
GHR Infra has indicated that the project is targeting IGBC Gold pre-certification, with sustainability measures integrated into landscape planning and common areas. Shaded seating, open spaces and water features have been designed to create a calmer neighbourhood environment. The developer has stated that RERA registration reflects its focus on regulatory compliance alongside design planning, while the project has been positioned for families seeking villa living without losing proximity to schools, healthcare facilities and the airport. The company has also cited residential market data pointing to strong buyer confidence in South Hyderabad, particularly for low-density housing close to employment hubs.
