Indiabulls has entered into a development management agreement with a private landowner for a residential project spread across 10.84 acres along Dwarka Expressway in Gurugram. The project is expected to have around 21 lakh sq ft of saleable area and an estimated gross sales value of INR 3,700 crore. According to the company’s exchange filing, RERA registrations for Phases 1 and 3 have been obtained, while the project is expected to be launched by mid-October 2026. The development will take Indiabulls’ overall project GDV to INR 27,308 crore.
Indiabulls has entered into an agreement with a private landlord to undertake the development management of a residential project on approximately 10.84 acres along Dwarka Expressway in Gurugram. The project has an estimated saleable area of around 21 lakh sq ft and a projected gross sales value (GDV) of INR 3,700 crore, according to the company’s exchange filing dated August 25, 2026.
The development is being undertaken through a development management arrangement, under which Indiabulls will manage the development of the residential project on behalf of the landowner. The company’s disclosure identifies the project as a residential development and provides details of the land parcel, estimated saleable area and projected sales value.
The project is planned across approximately 10.84 acres along Dwarka Expressway, one of Gurugram’s key residential and infrastructure corridors. With an estimated saleable area of about 21 lakh sq ft, the development is expected to add a sizable residential project to Indiabulls’ pipeline in the National Capital Region.
The company has estimated the project’s GDV at approximately INR 3,700 crore. This figure represents the projected gross sales value of the development and should not be interpreted as an investment of INR 3,700 crore by Indiabulls. The company is undertaking the project through a development management structure with the private landowner.
According to the exchange filing, RERA registrations have been obtained for Phases 1 and 3 of the project. The company expects to launch the development by mid-October 2026. Details such as the project’s residential configuration, unit mix, pricing and construction schedule are expected to be disclosed as the launch approaches.
The Gurugram development will also expand Indiabulls’ overall project pipeline. Following the addition of this project, the company said the aggregate GDV of its projects would increase to approximately INR 27,308 crore.
The development comes amid continued residential activity along Dwarka Expressway, where new housing projects have been added alongside improvements in connectivity and infrastructure. The corridor has become an important residential market within the wider Gurugram region, attracting both developers and homebuyers.
For Indiabulls, the agreement adds a large-scale Gurugram residential development without the company acquiring the underlying land. The development management model allows the company to participate in the project’s development while working with the private landowner. The project’s progress, launch and subsequent sales will determine its contribution to the company’s residential portfolio.
