Mumbai’s luxury residential market recorded 1,499 transactions involving homes priced at INR 5 crore or more during April-June 2026, with a combined registered value of INR 14,903 crore, according to the latest Lighthouse Luxury report, powered by Zapkey’s property registration intelligence. The data indicates an average of about 16 luxury homes registered daily, with transactions averaging INR 164 crore in value each day. Worli remained the highest-value micro-market, while Goregaon East, Andheri West, Vile Parle West and Santacruz West featured among the leading locations by transaction value. Godrej Properties led developer performance with INR 1,304 crore across 110 registrations, while Godrej Trilogy in Worli alone accounted for 37 deals worth INR 799 crore. The quarter also recorded notable luxury leases involving public figures and a INR 211 crore residential sale in Chennai.
Mumbai registered 1,499 luxury residential transactions valued at INR 14,903 crore during April-June 2026, with properties priced at INR 5 crore and above accounting for roughly 16 registrations a day, according to the latest Quarterly Luxury Real Estate Report by Lighthouse Luxury and property registration intelligence platform Zapkey. The report is based on verified Maharashtra stamp duty and registration data and places the average daily transaction value during the quarter at about INR 164 crore.
April recorded the strongest monthly performance, with 563 luxury registrations worth INR 5,726 crore. Transaction volumes declined by 22.7% in May to 435 registrations, although the month recorded INR 4,492 crore in sales and an average ticket size of INR 10.3 crore. June saw registrations recover to 501, representing a 15% month-on-month increase, while transaction value stood at INR 4,686 crore. The average ticket size in June fell to INR 9.4 crore, indicating greater activity in the INR 5 crore-INR 10 crore segment.
Worli remained Mumbai’s highest-value luxury micro-market, generating INR 2,272 crore through 97 transactions, with an average ticket size of INR 23.4 crore. Lower Parel recorded 81 deals worth INR 769 crore, at an average of INR 9.5 crore, while Bandra West registered 54 transactions worth INR 575 crore, with an average ticket size of INR 10.6 crore.
Suburban locations also featured prominently among the leading markets. Goregaon East recorded 46 transactions worth INR 552 crore, followed by Andheri West with 60 deals worth INR 425 crore. Vile Parle West registered 45 transactions worth INR 413 crore, while Santacruz West recorded 44 transactions valued at INR 364 crore.
Godrej Properties led the developer rankings with INR 1,304 crore across 110 registrations, supported by sales at Godrej Trilogy in Worli. The project recorded 37 transactions worth INR 799 crore. Oberoi Realty followed with INR 889 crore across 92 registrations, led by Oberoi Sky City in Borivali East and Oberoi Elysian in Goregaon East. Lodha, the brand of Macrotech Developers, recorded INR 633 crore across 81 transactions, while Hubtown recorded INR 531 crore across 20 deals and K Raheja Corp recorded INR 509 crore across 49 transactions.
Sumesh Mishra, Founder, Lighthouse PropTech, said the pace of transactions reflected continued demand from high-net-worth and ultra-high-net-worth buyers, while redevelopment-led activity in Goregaon East and Borivali East was broadening Mumbai’s luxury market beyond established South and Central Mumbai locations.
Murtuza Vapiwala, Co-Founder, Lighthouse PropTech, said the INR 5 crore-INR 10 crore segment remained resilient even as transactions above INR 50 crore recorded weaker activity in June. Sandeep Reddy, Co-Founder, Zapkey, said verified registrations from Maharashtra government records provided a clearer picture of actual transaction activity than market listings.
The quarter also included a INR 29.42 lakh monthly lease for an apartment at Shandilya Villa, Worli, by Alkem Laboratories promoter Mrityunjay Kumar Singh. Cricketer Shreyas Iyer leased a residence at K Raheja Artesia, Worli, for INR 19.83 lakh per month with a INR 74 lakh security deposit, while actor Siddharth Malhotra leased a residence at Nair House, Khar West, for INR 11 lakh per month with a INR 33 lakh security deposit.
Outside Mumbai, the largest registered residential sale in India during the quarter was a property on Boat Club Road, Chennai, at INR 211 crore. This was above Mumbai’s average value of INR 134.6 crore for registrations exceeding INR 100 crore during the quarter.
